Full description

Description:
The Plot of almost ? of an acre is the well-kept large lawn held with the adjacent residence and is part of the small hamlet of Bottom of Hutton which is surrounded by open fields which extend up to the banks of the River Ribble and washed over as Green Belt.

It provides a rarely available opportunity to erect a large substantial high value dormer bungalow style residence.

The tranquil setting is convenient for the comprehensive amenities in the village of Hutton, including Grammar School and the nearby settlement of Longton. It is within 3? miles of Preston city centre.

Location:
Proceeding out of Preston along Liverpool Road (A59) at the first roundabout on the dual carriageway take the second exit into Hutton village. Proceed into the village and after the Grammar School and opposite the shops, turn right into Skip Lane. Continue down the lane and turn left into Grange Lane.

Planning:
Outline Planning Permission was granted on the 20th July 2018 for a detached dormer bungalow (Application No. 07/2018/2907/OUT) by South Ribble Borough Council. Full details can be viewed on the Council's website www.southribble.gov.uk

The development will be subject to the Community Infrastructure Levy (CIL) but this will be waived on a self-build project.

Tenure:
The site will be sold Freehold and free from Chief Rent with a right of access along the driveway to the side subject to an obligation to contribute towards repairs and maintenance.

Services:
Mains electricity and water supplies are available (there is no gas in the area). Foul drainage will have to be to a water treatment plant (septic tank).

Flooding:
The location is not shown to be within an area at risk of flooding according to the Environment Agency, Flood Map for Planning. It is some distance away and separated by the nursery at Pine View from the areas which benefit from flood defences for the River Ribble, approximately 1 mile to the north.

The lane fronting the plot has been susceptible to localised surface water flooding which spread into the front of the garden but in correspondence with Mr Dholakia, Senior Highways Engineer - South Ribble, at Lancashire County Council, the cleaning and clearing of the silted up sewer and replacement of the highway gulley covers has rectified this problem.

The adjacent bungalow has never been flooded and therefore there will be no risk if the floor level of the proposed property is at a similar level.
