Tenure: Freehold

A stunning example of a period brick and flint conversion that boasts a stylish interior design and impressive living space in excess of 2000 sq ft. This fine individual home has been sympathetically converted to provide a wonderful home with immense character and features like intricate exposed flint walls, vaulted and beamed ceilings and rustic wood floors all set across two floors.

As you enter the property you are immediately greeted by a stunning open living area that features a dramatic vaulted and beamed ceiling and central wood burner. This cavernous area has been designed to embrace the buildings natural features but also incorporate both a sociable living area and dining space. From here, it flows through to a fantastic kitchen with handmade shaker cabinets, granite worktops and a solid oak breakfast bar area.

An archway from the living area leads through to a wing of bedrooms to includes two individual double bedrooms both with luxurious en suite facilities and a fourth bedroom/study. The entire first floor is dedicated to a further spacious bedroom with vaulted ceiling and en suite shower room.

Outside, you will find charming low maintenance gardens that incorporate a sunken pamment tiled sun terrace flanked by attractive flint walls and enjoying a discreet and sheltered environment. The outside area wraps around two sides of the property and further features include a garden shed and separate single garage and parking in front. The Old Foundry is located in Bodham; a traditional North Norfolk village set just East of Holt and less than two miles from the coastline.

SITUATION/LOCATION The Old Foundry is nestled in a small and discreet cluster of private homes in the charming village of Bodham. Bodham is an excellently positioned north Norfolk village with traditional Norfolk village public house and direct bus service into Sheringham and Holt. It has a lovely community feel including local playing fields and a community centre. It features very easy access to Sheringham Country Park with great local walks and views, complemented by the local Weybourne steam train station a short walk away. Holt is one of the most attractive small towns in Norfolk in an area of outstanding natural beauty. The town existed before the Norman invasion but was destroyed by fire in 1708. It had to be rebuilt and we're very lucky that the timing meant that the Georgian style was used. The main street is lined with colour-washed Georgian buildings, many of architectural importance. There are tea and coffee shops, lots of antique and curio shops, food shops and delicatessens, banks, independent shops and, of course, historic Gresham's School founded in 1555. The North Norfolk coast at Blakeney is six miles away due north. There is good sailing, golf, bird-watching and many good beaches nearby. The North Norfolk Steam Railway has its terminus on the outskirts of the town and connects Holt with the seaside resort of Sheringham six miles away. The cathedral city of Norwich is just twenty-six miles distant. From Norwich there are direct trains to London Liverpool Street and Norwich Airport is a convenient worldwide gateway via Schiphol Airport.

DIRECTIONS From Holt, take the A148 towards Sheringham for approximately three miles. On entering Bodham turn right on to The Street and the entrance to the property is on the left.

SERVICES CONNECTED Mains electricity, water and drainage, oil fired central heating.
