A WONDERFUL OPPORTUNITY TO ACQUIRE A CHARMING PERIOD HOME THAT WOULD REWARD RENOVATION, TUCKED AWAY IN A PEACEFUL QUIET LOCATION CLOSE TO MINCHINHAMPTON COMMON

Entrance Hall, Sitting Room, Boot Room, Kitchen/Breakfast Room, Utility Room, Larder, 3/4 Bedrooms, Bathroom and a Shower Room, Conservatory, External Stone Store Shed, Special Garden, Parking.

Location - Pinfarthings is at the southern edge of Amberley, close to Beaudesert Park School and just below Minchinhampton Common. The Laburnums is tucked away off a little switch back lane, that only serves a few properties, so is delightfully quiet and peaceful. Indeed walking through its garden gate is like stepping back in time. The house and garden blend together and complement each other, but within about 200 yards there is also the 600 odd acres of the Common to enjoy. Just down the hill is Nailsworth a thriving market town with excellent shopping and a famous delicatessen (Williams Kitchen). There are lovely walks in the vicinity including across the Common which hosts one of the three challenging golf courses around Minchinhampton and the hilly terrain is very popular with cyclists. Amberley has a popular village school, 2 pubs and a great community spirit. The village attracts all ages especially as it is so accessible. London is normally under 2 hours by car or about 95 minutes from nearby Stroud Station and Bristol is within commuting distance, with easy access to the M5 Motorway at Junction 13 (Stroud).

Motorway M5 J13 Stroud - 5 miles, Motorway M4 J15 Swindon - 30 miles, Motorway M4 J18 Old Sodbury (Bath/Bristol) - 17 miles, Stroud Railway Station - 3.5 miles, Kemble Railway Station - 14.5 miles, Cheltenham (central) - 17 miles, Bristol Temple Meads - 33.5 miles. Distances are approximate.

Directions - From our Minchinhampton Office turn right into Windmill Road, take the first left fork into Cuckoo Row, and then fork right again immediately after Timms Garage. Continue to the junction on the Common by the Half Way House Cafe. Turn left for Nailsworth and immediately right thereafter as for Beaudesert School. Follow this lane below the Common for a short distance and take the first left (immediately prior to the Pinfarthings sign. Go down a short way and almost immediately hard right again and The Laburnums is on the left.

Description - The Laburnums is a hidden gem, of which very few examples now remain. That is, a genuinely pretty period property offset by a lovely mature garden in a quiet and peaceful location. In the same ownership for about 40 years, it is a much loved home with a special atmosphere, but has enormous potential subject to judicious investment. The cottage which backs onto a hidden lane, below Minchinhampton Common, faces due south. It overlooks its charming garden which is mostly level or gently sloping and has clearly been a source of great pride. Made up of two adjoining cottages, the current layout of the accommodation is somewhat eclectic with separate staircases. Better use could be made of the existing space and the property would benefit from an extension, subject to planning consent. Currently there is one main reception room - the sitting room and 3/4 bedrooms with a bathroom and a shower room plus other ancillary space including a boot room, previously the kitchen in one of the cottages. Outside there is a substantial stone built store shed and parking spaces for two cars.
