Tenure: Freehold

Our clients purchased St Anns Lodge via Curchods in 2002 and have thoroughly enjoyed living in this wonderful family home. It is now time for them to move on and for a new family to take up residence. The property is situated on the lower slopes of St Anns Hill, a popular local landmark surrounded by a number of distinctive and exceptional houses.

Internally the total accommodation extends to just under 5000 sq ft, so this is a truly substantial building. There is much in the way of character appeal that you might anticipate in such a house, including open fire places, log burners and interesting features at every turn. The ground floor to the main house includes a quite stunning dining room with high ceilings that accentuate the size of the room, a full width fitted display cabinet, plantation shutters to the windows and ornate cornicing. A large L-shaped drawing room overlooks the gardens and there is a lovely slate tiled floor 'reading' room that leads up steps to the entrance hall. A great size conservatory, with solid timber ceiling, can be accessed from either breakfast room or drawing room. The kitchen is a very social area of the house, on two levels with the kitchen incorporating a range of Shaker-style units, three-oven Aga and a separate oven with hob. Steps then lead down to the breakfast area which is a lovely bright area of the house. There is also a utility room with a walk-in closet. Accessed off the entrance hall via a changing room and sauna is the internal heated and filtered swimming pool.

There are five principal bedrooms, all potentially double rooms with the master suite enjoying its own en-suite bath/shower room. From the landing a further staircase leads to the 2 bedroom annexe, however, it should be noted that if one requires a seven bedroom house accommodates all of that and more. It consists of a large sitting room, two bedrooms, fitted kitchen & bathroom and a further room giving access to the bedrooms that offers a multitude of functions. This area would make perfect staff or guest accommodation.

Garden & Exterior
St Anns Lodge is approached via a brick wall and twin wrought iron gates to an attractive cobbled driveway providing off-street parking for a number of vehicles and giving access to the double width garage and also the workshop that would house your sit-on mower.

A sit-on mower is likely to be required as the entire site extends to approx 1.2 acres in an area not renowned for particularly large gardens, and includes specific areas such as formal lawns adjacent to the house, a tennis court, orchard, herb and allotment garden. There is a great external timber lodge with a bar - perfect for entertaining your guests. There is a substantial terrace surrounding the house to two sides - perfect for al-fresco dining, particularly as there is also a pizza oven! A most attractive covered verandah provides a perfect place to sit and eat in more dreary weather.
Location
Ruxbury Road is one of the areas most-sought after localities on the lower slopes of St Annes Hill, a popular beauty spot making it ideal for those with children and/or dogs or indeed just those that enjoy a peaceful woodland walk from their front door.

Chertsey's historic town centre is just about 1/2 a mile distant with its rich blend of shops, bars, restaurants and health club. A little further is the River Thames and its associated pathways leadnig in one direction to Staines and the other to Weybridge. There are excellent road links and a railway station with access to London Waterloo reinforcing the popularity among commuters, whilst Chertsey remains a firm favourite with families by virtue of an excellent range of schools, both in the private and state sector.

Communications are excellent due to the close proximity of the M3, M25 and M4 motorways. There are train services from Chertsey and mainline from Woking, West Byfleet, Weybridge and Virginia Water to London Waterloo. Heathrow airport is approximately 10 miles away.
