Your childhood memories of summer in the country will come flooding back when you walk through the wooden gate, across the courtyard and enter this stone dwelling. This is the country retreat that feels like a million miles away from the city. Down a lane next to a working farm is one of Devon's best kept secrets. Your welcome home is heralded by farmyard sounds and, when the time and season are right, birdsong .This is really your escape to the country, and all only an easy 15 minutes' drive to Dartmouth plus within a reasonable drive to all the beaches and attractions of the South Hams.

Wellies will be the order of the day once you have settled in and unpacked for the weekend. Long rural walks await and will be enchanting whatever the season. For those long winter days and when you get snowed in, the aga will be the engine room of the house producing hot bread and other delicacies to fortify you over winter. Spring will be heralded in with the blossom of the orchard and other wild flowers that abound in the hedgerow within the old established garden. Paddlelake Barn offers something for everyone no matter what the season. Rural and garden views are enjoyed from all the windows. This home offers vintage charm with all the practical advantages of 21st century living.

When you step through the gate you are in a world of your own as you walk across the pebbled courtyard to the house. The courtyard is a south facing suntrap, private with established shrubs, climbers and foliage, enhancing the romantic charm of this setting.

When you enter the house through the Dining Hall you will be impressed with the size and scale of the interior. Character abounds and the Stable Door sets the tone. The Entrance/ Dining Hall is a great space to meet, greet and eat, without all falling over each other. The laden dining table will always be welcoming whatever the reason for entertaining.

The Living Room is to the right of the Dining Hall and is wonderfully bright with its glazed roof panels. When entertaining, guests will easily spill into this area from the Dining Hall and on warmer days and nights access the garden and wooden deck through the French Doors.
In winter the wooden floors, exposed ceiling timbers, recessed lighting, stone chimney breast and multi fuel fireplace transform this room in to a snug winter hideaway.

The country cottage ambiance is further enhanced in the kitchen, where the electric, 4 oven Aga sets the tone and stands supreme. This will be the heart of this house that will be the warmest, cheeriest place to brighten up the long winter days and evenings. There is an excellent range of country style oak fronted units an integrated electric oven with ceramic hob over and a Smeg dishwasher. Villeroy and Bosch enamel double sink with period style mixer tap. Granite worktops and drainer with splashback tiling .Double glazed window overlooking the courtyard keeps you up to date with all the comings and goings. There are French doors to the garden.

The Kitchen leads on to the "boot room" which gives access to the courtyard. This is a well thought out feature of the property where you can shake off the dust and rain when coming in from those outdoor adventures. This entrance also provides access to a double bedroom, with a double aspect. This ground floor bedroom with its own entrance to the house could possibly have B&B potential? It has its own en-suite, with WC, wash hand basin, bath and shower over the bath.

The downstairs Cloakroom and Utility Room are both centrally located and accessed from the Dining Hall.
The Cloakroom is a good size, has exposed floorboards and built in storage cupboards. It has a WC, wash hand basin and extractor fan. The Utility Room is well proportioned, with an excellent range of cream fronted wall and base cupboards, extractor fan and stainless steel sink and drainer. Stairs ascend from the Dining Hall to the first floor landing. This is bright and sunny with a window overlooking the garden and access to the roof space.

To the right is a well proportioned single bedroom with views over the garden. Adjacent to this is another well proportioned single bedroom, with views over the garden. This is currently being used as a study.

To the left is the Family Bathroom. This has a 4 piece luxury suite comprising of a spa bath, WC, wash hand basin, and corner shower with "Mira Sport" electric shower. There is a good size built in linen cupboard, wooden panelling to dado height and a window overlooking the courtyard and fields beyond.

At the end of this Hall is the First Floor Sitting Room. This features a superb chimney breast and fireplace with wood burner. The stone wall, wooden floors and exposed roof timbers all add to the character and cottage charm of this room. Windows overlooking the countryside and the French Doors to the garden are the icing on the cake of this cottage charmer!

From the First Floor Sitting Room the hall takes you to the Master Bedroom .This is bright and sunny having French Doors with a feature iron safety restrainer. This room enjoys views over the neighbouring farm and to the rolling pastures beyond. This bedroom has a spacious shower en-suite. At the end of the hall is a double bedroom with a double aspect. This is bright and sunny with views over the garden and to the rural landscape beyond.

The garden is a mixture of the informal and the formal. There are mature trees, shrubs, an orchard, lawns, terraces, decks and it has all the rambling charm one would expect in the country. A keen gardener will revel in the many opportunities that this nook of Devon provides.

Outbuildings - There is a large single garage with plenty of storage.
A wooden garden shed.

Owners Comments

Seeing our son grow up living in rural Devon has been a dream come true for us. Having moved here when he was just a baby Paddlelake Barn has been an amazing place for him to experience life. These past 12 years have given us lots of family walks to Blackpool Sands for picnics (45 min walk) and to Valley Beach for wild campouts (just over an hours walk with a heavy backpack!) We've had fabulous parties with friends coming to camp with us here at home. But above all other memories, is simply one boy & his dogs having freedom to run and enjoy themselves straight from our doorstep. Truly an idyllic place to be!
And from our son…….
It's a really cool house to grow up in and I have lots of good memories.Lots of rooms to have friends come and stay,my own living room was the best. The garden was my own adventure playground.
