Full description

This a pretty much a perfect 3 bedroom refurbished family home. Off road parking, fantastic 1700 square foot back garden, fitted wardrobes in all the bedrooms, large loft as well as external storage.

The house sits in a crescent in front of a green where the children can play. Not that they will need extra space as there is a great large secure back garden.

It is a fantastic location on many counts: excellent schools, good access to walks and the sea, easy to the supermarkets and on good bus routes. See area description for full details.

The front drive has been freshly tarmacked with 2 off road parking spaces. In through the front door and you will see new laminate flooring and new carpet throughout. And if the kids arrive back muddy from sports take them down the side of the house, to the back door to the garden and in through the kitchen.

The house comes across as very light and airy. The windows are particularly large and the rear view is of this expanse of garden.

Storage is a feature of the property: understairs cupboard, airing cupboard, fitted wardrobes in each bedroom, a large loft with loft ladder and light. And outside there is a storage cupboard and 2 brick built sheds. So plenty of space for bikes, garden furniture and garden equipment.

As well a separate living room, the home's focal is the large kitchen/breakfast room/day room/dining area which leads out to the garden.

You will not be disappointed when viewing this home.

AREA DESCRIPTION:
The property is ideally located. Easy access into Christchurch town centre, a town both on the edge of the New Forest and Bournemouth. The whole area is known locally for its history and beauty with focus on the River Avon and of course the beaches. A favourite is the closeby Mudeford beach, a unique spit which adjoins the ancient headland of Hengistbury Head and forms a natural barrier between the harbour and the open sea. The area is designated a Site of Nature Conservation Interest.
Hengistbury Head is a destination for dog walks, for walkers exploring Dorset's Jurassic Coast and for the large cycling community in the area. There is even a public golf course there. A test when the wind blows but compensated by the great views of the Isle of Wight which looks very close. There is another public golf course close at hand at the Iford Golf Centre. A private course is Highcliffe Castle golf club. For tennis, look no further than the Iford Sports Complex. Of course living in this location there are lots of opportunities to be on the water or just relaxing on the beach.
If food and drink is what you are after, you are spoilt for choice. In town, the Thomas Tripp is a great traditional pub. A visit it to The Beach House via the little ferry to Mudedford spit is a must. For special occasions The Jetty which was seafood restaurant of the year in 2016 and the Captains Club will not disappoint. Both are water's edge dining. And Mudeford Quay offers lots of seaside stalls food.
For supermarket shopping there is a closeby Sainsbury's and Lidl and an M&S Food and a Waitrose in the town. At Littledown there is a Tesco's Extra store and further on there is the famous Castlepoint shopping centre with many of the major retailers on site there.
Bournemouth hospital is also at Littledown.
There are an excellent choice of schools locally. At primary level, and all 3 are within half a mile: Somerford Primary(Ofsted good), St Josephs Catholic Primary, also Ofsted good and Mudeford Junior, Ofsted outstanding.
At secondary level Highcliiffe(Ofsted good) and Twynham Scool(Ofsted outstanding).
From the property there are excellent bus routes. And from Christchurch railway station, London Waterloo is less than 2 than 2 hours away. By road, you are near to the Christchurch bypass and aim for the Bournemouth Spur Road and it is dual carriageway all the way through the New Forest until you reach the UK Motorway network at Southampton.
The area is one of the most stunning in the country
