Location: Apethorpe evolved around the superb Grade I listed Palace, one of the finest of its type in the country, dating from 15th Century and known to have been host to Tudor and Stuart Royalty, notably Elizabeth I and James I. The village sits above the banks of Willowbrook as it meanders its way to join the River Nene at nearby Fotheringhay. There are footpaths and bridleways leading from the village to the surrounding gently rolling countryside. The neighbouring village of King's Cliffe (1 mile) provides local amenities including a general store, bakery, post office and primary school. The historic town of Oundle lies about 6 miles to the South and provides a good range of family run businesses, shops and restaurants set around the traditional Market Place. Stamford and Peterborough are within reasonable driving distance and offer extensive facilities as well as rail travel with journey times to London King's Cross from 50 minutes. There is an excellent choice of schooling, both state and private, in the region.

The Property: The Courtyard is a single storey stone barn conversion within the Manor Farm development, set in the heart of the village. The building was converted in the 1970's into an attractive dwelling, with some original features left in situ. The exposed roof trusses and stonework add much character. Recent works have been undertaken including the replacement of the kitchen with an extensive range of units with integrated appliances. The bathrooms have also recently been recently updated with modern sanitary ware. The property is now a comfortable home with double glazed windows, central heating and modern fittings. However, some repairs and updating are required.

The reception hall gives access to the bedroom wing, the guest cloakroom and to the sitting room. The oil fired boiler is set in a large cupboard.

The sitting room features a large inglenook, several windows and patio doors opening to the rear garden. Double doors lead to the dining room, which has a tiled floor, with further double doors into the kitchen/breakfast room, within which is ample space for a breakfast table. An extensive range of wall and base units have recently been fitted and include integrated appliances.

A door leads to the porch which provides enough space to act as a useful boot room.

The inner hall provides access to each of the three, double bedrooms and well-appointed bathroom. The main bedroom enjoys a double aspect and benefits from a large, en suite shower room.

The second bedroom also enjoys a dual aspect, with a view over the garden.

The third bedroom has a built in wardrobe and a view over the garden.

The family bathroom is well laid out with a range of quality sanitary ware.

The front garden is a large, fully enclosed low maintenance courtyard, which captures the morning and early afternoon sunshine. There is a small stone barn which provides useful storage and also houses the oil tank.

The rear garden is a good size, mostly lawn with maturing trees and hedge to the rear, providing good privacy. In addition there is a double garage and ample off road parking within the courtyard.
