Shelburne Road is located at the bottom of Boslowick and Penmere Hill enjoying an open outlook to the front with a grassed area, trees and a stream running through and is in close proximity to Tregoniggie Woods.

There is a 12inch water main running through the front drive of the plot. Consent has already obtained consent from South West Water for building close to this water main. The South West Water asset map shows a surface water sewer running down the side of the site, however, surveys carried out by South West Drain confirm that this sewer does not exist. A surveyor from South West Water have been out to site and have confirmed that this sewer is not there, and therefore easements of this drain are not a consideration. The foul drainage pipe running through the rear garden has had a CCTV survey carried out by South West Drains, and a 'build over application' has been completed. South West Water have confirmed that the section of pipe that runs below the proposed building will need to be replaced with a cast iron pipe.

From the recreation ground and Falmouth Rugby Club by the roundabout at the top of Falmouth turn into Chard Terrace, take first left into Penmere HIll and then take the third right into Shelburne Road, the property can be found along on the right hand side.
