And we do generally expect high interest for this freshly decorated and presented executive home which is ready to move straight into with there being no onward house chain. And we'd like to offer a little background information, whilst you study both our slide show of photographs and floor plan, so please do read on.....

Vyner Park is one of only two, small in number, gated developments to be built in the early 2000's. This remote operated gated frontage and drive leads to just four detached homes. (Apart from the new deco to Venezia, you'll also take receipt of an updated NICEIC electrical certificate).

Vyner Park comprises just four detached houses with a remote controlled and gated drive, built around 2005/2006, although the original grand home in which the houses was built, Abernethy, stands today, revitalised, refurbished.

Several more similar in scale or larger in number 'sites' have appeared along the road within the last two years. Naturally we would say that Vyner Park is the better choice, not least for the fact there are just four homes in this gated community, although you will make your own comparisons.

And yes size does matter. With just a shade under 2,800 square feet (254 sq meters) of accommodation inc garage, it matches up to and, in some cases out performs other homes built more recently.

We like the layout of these houses too. Conducive to entertaining with its wide hallway, double opening doors and most significantly, a tremendous open plan kitchen with living and dining space which is just huge and extremely welcoming.

Interesting too is the fact that no reception room - three in total - have been compromised in size for another. Often you find one, maybe two reasonably impressive rooms although the third has been compromised in size, squeezed in - not so in this case. In that regard take a look at the measurements of both the front living room (not overlooked from the front bay window) and of the sensible proportions of the dining room (not overlooked through the patio doors to the garden). We'd highlight the internal doors to the ground floor at this point too which have been upgraded and with solid wood flooring introduced to the hall.

And back to the open plan kitchen with ample space for a dining table, sofas et al; here the working kitchen area enjoys three key features. 1) Acres of solid granite preparation work tops, including a central island, 2) a vast number of oak veneered units leaving all the white goods (and noise) within the separate utility room adjacent; 3) a general ambience to enjoy entertaining on a less formal basis with family and guests.

Upstairs where you'll find new carpets (inc stairs and landing) and at first floor additional features to look out for are the size and shape of that landing; see photos; as well as the rather extravagant size of the 'master' bedroom suite with its dressing room area, bay window and large en suite facilities.

A four piece bathroom suite services three smaller double bedrooms, whilst double bedroom number five has second en suite shower facilities too.

We mentioned the quarter acre plot (as zoned along key locations in Noctorum, by the local authority back in time, before the moratorium on further house building was imposed). You can imagine then, there is more than adequate family garden space for both children to play in and adults to relax in, together. In fact, better than imagine, just arrange a viewing to suit.

Over the years operating as a traditional high street estate agency, we seem to sell a considerable amount of family houses to folk in this immediate area who wish to get closer to work and to certain schools. Many come from West Wirral where commuting becomes more of a toil. From here you can drop the children off at one of a number of highly regarded schools and still be through the tunnel for work in the city in twenty minutes.
