The Property
The property offered for sale is a very well appointed detached bungalow peacefully situated in this popular cul-de-sac which is convenient for Gresham's Schools and Holt town centre. Having been fully refurbished in recent years, the bungalow offers accommodation comprising an entrance lobby leading to an entrance hall, a sitting room with a large picture window overlooking the south facing rear garden. In addition, there is a well equipped kitchen with modern units and appliances, two good size bedrooms and a family bathroom. A rear porch leads to the garden and garage. The property also has the benefit of gas fired central heating throughout and UPVC sealed unit double glazed windows and doors. Outside, the property is approached over a concrete driveway leading to a brick built garage. There is a well presented front garden with pedestrian access down the side of the property to a very private, south facing garden with a patio area and a lawn with shrub and flower bed borders.

Location
Grove Lane is a much favoured area of the town, being with an easy level walking distance of the town centre and Gresham's Schools. The town of Holt was first mentioned in the Domesday Book(1086) when it was credited with five water mills, a market and its own Port of Cley, which was attached to the Holt Manor. In 1708 the great fire of Holt destroyed much of the town centre, which accounts for the Georgian architecture found in the town today. The centre of the town comprises mainly of individual shops and businesses where a friendly and personal service still remains. The town is also home to Gresham's Public School. The North Norfolk coastline is about four miles distant with Salthouse, Cley, Blakeney and Morston all within easy reach. The County City of Norwich is just over twenty miles distant from where there is a fast rail service to London Liverpool Street.

Directions
From the High Street in the town, continue through the Market Place passing the old Post Office and on to the old Cromer Road, heading towards Gresham's Prep and Senior Schools. After the BP garage turn right into Grove Lane, taking the first left turn which is also Grove Lane. Continue for around 200 yards and Grove Close will be found on your right. Proceed into the close and the property will be found on your right hand side identified by a Pointens for sale board.
