Extremely well located modern country house with outbuildings, stables and paddocks

Mill House, Wakefield, is situated just to the north of the A90, and has lovely views to the hills. It lies midway between Aberdeen and Dundee, and has excellent access onto the dual carriageway, allowing easy travelling north and south. The area is known as the Howe of the Mearns, which is sheltered from the coast by the Garvock Hill. Inland lie the glens. The nearby village of Luthermuir has a primary school. Laurencekirk provides shopping and local services, together with primary and secondary schooling at the new Mearns Community Campus, along with leisure facilities. Montrose and Stonehaven provide more extensive shopping and facilities and are easily reached, while both Dundee and Aberdeen provide all that is expected of major cities. Lathallan at Johnshaven is a well known local private school.

There are railway stations at Montrose and Laurencekirk offering east coast mainline services to Aberdeen and the south. Aberdeen Airport provides a range of domestic and European flights and there are services from Dundee to London Stansted. Journey times to Aberdeen and Aberdeen Airport will be much reduced with the opening of the Western Peripheral route.

This area of Scotland is well known for its wide range of outdoor pursuits. There is a renowned 18 hole golf course at Edzell and a Country Club within the Glenesk Hotel. Other courses in the area include Montrose and Brechin, with a championship course at Carnoustie. Salmon and sea trout fishing can be taken on the nearby North and South Esks, while the River Dee and Deeside are easily accessible over the scenic Cairn o’Mount road (B974). Nearby beaches are found at Lunan Bay, Montrose and St Cyrus, which is a nature reserve. The Angus glens offer some of the finest hill walking in eastern Scotland, and there is skiing at Glenshee. There are walks in Inglismaldie Forest, and in nearby Drumtochty Glen.

Mill House is a most attractive modern country house, occupying an enviable position, with lovely views over agricultural land to the hills, and within easy distance of the A90 dual carriageway. It is traditionally built of block and has a stone finish and a slate roof, giving it a traditional feel. As the name suggests, it was built on the site of a former mill, although it sits up above the Luther Water. The house was built in 2002 / 2003 and was then extended in 2004 / 2005. Externally there is a large general purpose shed, which was erected when the house was built. In 2011 a new stable block was built, and more recently solar panels were added to the rear of the shed, and the house, which is fully double glazed, benefitted from further insulation works. As such it is a house which is in good order.

Internally the house is well laid out to make the most of its position. At ground floor level, and arranged off the hallway, are the well proportioned sitting room, the dining room and the open plan kitchen / family room which links onto the sun room, and is very much the hub of the house. Also at ground floor level is a useful utility room, a downstairs bedroom, together with a shower room, a cloakroom and access to an integral double garage. Upstairs is an impressive master bedroom with a dressing room, twin washbasins and an en suite shower room. Adjacent is a study, which could be used as an additional bedroom. There are three further bedrooms and a well appointed family bathroom. It is a house that is ideally suited for modern family living and for entertaining. Mill House is well presented, benefitting from Karndean flooring in the vestibule, hallway, kitchen / family room, utility and sun room, with Amtico flooring upstairs in the bathroom, master en suite and dressing room, with both the former also having power showers.

The grounds extend to some 4.53 acres. Behind the shed is one of the paddocks, with two others running down to the Luther Water from the stable block.

Square Footage: 3,827 sq ft
Acreage: 4.53 Acres

From the A90 (Dundee to Aberdeen) dual carriageway, some 1.5 miles south of Laurencekirk, and 4.5 miles north of Stracathro, turn onto the road signposted for Thornton. Continue for 0.5 miles and the turning into Mill House will be found on the left after crossing the bridge.
