Downsizing to a period cottage you've always fancied; a view you've craved for; a short walk (not too energetic) to the centre of Heswall Village; for Meadow Cottage stands around about two thirds up Dee View Road - of course the idea doesn't deny any other professional buyers or otherwise entertaining the thought of living in what is an absolutely gorgeous two double bedroomed cottage and in what is also, as many Heswallians will confer, a perfectly situated character home.....

Then again, you may consider how perfect the location is for you, for your family, for proximity to shops, cafes, restaurants: all things social; but that the footprint of the house may be a tad too small? We say, (and of course it will be subject to the usual planning approval within the Lower Heswall Conservation area), that there's room for expansion.

There may be, for example, room above the kitchen perhaps, (that you may momentarily take your morning coffee on the terrace outside the bedroom) although there's plenty of private garden area to appreciate the far distant views.

Whatever your intention, whatever your age, its hard not to embrace Meadow Cottage as a rather appealing stereo typical 'chocolate box' of a cottage; well presented, well refurbished and appearing extremely comfortable, maybe even cozy - and that's even when it's vacant of furniture.

And of course, its vacant status is another added advantage to this cottage purchase. No onward chain means no very frustrating onward delays - in fact, if you're also 'chain free' it's not unreasonable to suggest around a 6 week move in date - often all down to how switched on your conveyancer can be. So rather than rambling on with a script from room to room, we would just like to highlight a few other aspects that appealed to us: Firstly, (and not unsurprisingly you may say) a comment about the kitchen. Granite topped, well lit, 'modern cottage' - it more than works; it perfectly suits. Especially given the entertaining proposals with the nature of the open plan kitchen with dining.

The study, far end, may, we surmise, double as occasional sleep-over space - far more refined as a study though. We also liked the idea of each double bedroom having its own bathroom; one full bathroom suite (four piece), the other en suite shower room facilities. The balcony to the larger of the two bedrooms is special too of course - and if you were to extend you'd surely be tempted to design another...

The porch is a 'feature' - Homes and Gardens-esq. Quite charming, private from all. Outdoors and the garden is ample, maybe a little more than one expects over and above the norm for the property type? Surrounded to the north side by a handsome sandstone wall, below which is plenty of 'patio' space to enable plenty of contemplative scenic viewing.
