We enter the grounds from the Corwen Road, the driveway running past the home with the garden to the left which is made up of lawns and an orchard. A small stream runs between the two and is connected by a footbridge. This really handy annex comprises of a kitchen-sitting room with a spiral staircase leading up to a mezzanine floor bedroom, with a ground floor bathroom comprising of bath, hand basin and lavatory. Heating comes from an independent gas combi boiler

The ‘front’ door is concealed in a brick porch to the side of the home but for practical purposes is rarely used as access, more usually serving to store coats and wellies and so on. Approaching the home from the garage block there is a raised patio dining area with numerous decorative pots, their flowers adding attractive splashes of colour.

We enter the home via the ‘back’ door into a stone flagged corridor with a downstairs cloakroom immediately to our left. In front of us is the utility room with its washer, dryer, oil fired central heating boiler and pressurised hot water cylinder before a small step leads up into the kitchen.

Opposite the cloakroom is another door leading us into the lounge. This is a very snug and welcoming room, with its solid wood floor adding to the appeal. There is plenty of light thanks to a large window to the side of the home and the set of French windows opening onto the patio.

A semi circular step of raw brick leads to an archway into the formal dining room and in front of this is something guaranteed to fascinate any guest. You remember the stream in the garden? Well it actually passes beneath the home, and can clearly be seen gurgling away at the bottom of a shaft 9 or 10 feet deep, capped with an armoured glass panel that forms part of the lounge floor......I kept imagining myself as Blofeld, stroking a huge white cat as my hapless victim stood on the glass and I reached for the concealed lever that would send him to a watery grave…...or for anyone with a more normal mind, you could simply switch on the shaft mounted lights and admire this truly unusual feature.

Stepping up into the dining room with its attractive ceramic tiled floor we find a well proportioned room, easily accepting a full sized dining table and associated furniture. The cottage feel is continued here with the faux ceiling beams and antique radiator. This is massive and immediately reminds of winters in junior school with piles of grey gabardine raincoats steaming as they dried, hopefully in time for the return journey home.

At the far end of the room is another door, leading to the sitting room. This is a room just waiting for the snows of winter, with one wall entirely of raw brick with a huge chimney breast in its centre and a large open fire. This, along with another antique radiator is guaranteed to keep you nice and toastie through the worst the weather can throw at you.

The remaining door in the dining room leads us into the kitchen. Again with its stone flagged floor, this is the cottage kitchen of everyone’s imagination. Low ceilinged and sumptuously equipped, you can almost smell Nain’s baking as you enter. If there is a quibble, some may find it a little dark but for me this only makes it feel even more ‘right’. At the far end of the kitchen is a breakfast room which also houses the large deep freezer.

One perceived problem in this lovely home is its close proximity to the road. However I can honestly say that during my time there I was never once aware of it. Whether this is because the home is set below the level of the road and thus any noise is deflected up and away I cannot say, but whatever the reason, with it invisible from most of the windows it is hard to realise it exists at all.

Moving upstairs, the quirky cottage nature of this home becomes even more apparent. Across the landing and down a couple of steps we find a bedroom to our left. Currently configured as a very comfy single this could be a manageable double room, especially if the small alcove were utilised as clothes storage.

The other room on this level is the very atmospheric bathroom. Also set into the eaves with its sloping ceiling and polished wood floor, this features a hand basin, lavatory and stunning roll top bath. Although a modern reproduction, this is utterly convincing and adds a real touch of class.

Adjacent to here is the next bedroom. Covering the full width of the home this is a very comfy double, with its polished wood floor and twin walk in storage cupboards.

Another bedroom is next along the landing. Again configured as a single, there is easily enough space for a double assisted as it is by another enormous walk in cupboard.

Finally, we come to the master bedroom. This features massive beams beneath the full height ceiling and double aspect windows giving masses of light. To one side two steps lead down to a small dressing room with its vanity unit sitting beneath an enormous Velux window and, leading off from here is the en-suite. Beautifully appointed and featuring hand basin, lavatory and walk-in shower cubicle with a mains shower via the home’s pressurised water system.
