The site has its origins in the Domesday book but the present house dates back to the 17th century when it was built as a royal hunting lodge and then later it became part of the Schultze Gunpowder Factory.
Today the property is a wonderful and luxurious home which has been lovingly decorated and cared for by the present owners over the past 15 years. Some of the particularly charming features
are the sash windows, exposed beams to the older part of the property, working fireplaces and recessed lighting.
The country garden is magnificent, combining abundant borders and formal lawns with a kitchen garden, paddocks and some spectacular mature trees. The generously proportioned rooms flow well, with the main reception rooms and bedrooms taking advantage of the southerly aspect and beautiful views over the gardens and grounds.
An attractive wooden porch over the front door leads to the entrance hall, off which are doors to the double aspect sitting room with two bay windows, marble surround fireplace and French doors to the terrace. Adjacent is the drawing room with exposed oak beams, large bay window, open fire, wooden surround and cabinets to either side. Steps lead down to the dining room with a corner fireplace with decorative tile surround and double glazed doors to the conservatory with double doors to the terrace and garden.
From the entrance hall is the double aspect study with bay window, wall of fitted shelves and cupboards. The second study (to the west
end of the house) has glazed cabinets. The rear hall with cloakroom opens out to the family room with a skylight, which has a seating area with wood burning stove and informal dining area with a door to the north terrace. The kitchen is made up of cream painted wood wall and base units,
part beech and part granite worktop, central island unit with seating for four, Aga, electric conduction hob and Miele appliances, double stainless steel sink, integrated steam oven and space for a fridge
freezer. The larder to the side provides further storage and space for a chest freezer and American style fridge freezer. A door from the
kitchen leads to a back hall and boot room with plenty of coat and boot storage space, WC and basin.
From the family room is the first large utility room with space and plumbing for washing machine and tumble dryer, storage, double butler sink and steps down to the temperature controlled cellar. A previous owner of the house was a wine importer and ensured the static temperature and installed a pulley system to lower wine boxes from the terrace. The second utility room has further storage cupboards, butler sink and tool racks.
Stairs from the entrance hall lead to the first floor. The master bedroom faces south over the gardens and west over paddocks and leads on to the first dressing room with a wall of fitted wardrobes
and cloakroom. A beautifully fitted large bathroom with stand alone bath, double sink with cupboards, and separate double, fully tiled shower cubicle. From here, a door leads to a second dressing room
with a door and stairs leading to the north terrace and also onto the gym with wood flooring and stairs to the attic.
Bedrooms 2 and 3 have fitted wardrobes and French doors to balconies taking advantage of the southerly aspect and views over the formal garden and paddocks. Bedroom 4 is to the front of the house. These three bedrooms have access to a family bathroom, cloakroom and newly fitted shower room. From the first floor inner landing are double doors to a roof terrace. Stairs lead up to the second floor landing with exposed beams. There are three double bedrooms all with built in storage and a family bathroom.
Fritham is a charming village in the New Forest with wonderful walks, riding and a popular pub (The Royal Oak). Bramshaw has a village store, post office and boasts two championship golf
courses. Romsey and Southampton have wide ranges of shops and entertainment. Despite its rural and peaceful setting, the M27 is under 5 miles away giving easy access to the south coast and the M3 to London. Bournemouth and Southampton Airports have national and increasingly more international flights. Southampton Parkway rail station (about 14 miles) has trains to London Waterloo taking approximately 70 minutes.
The property is approached via electric wooden gates with a gravel drive continuing to a turning circle to the front of the house and secondly to the stable yard. The terrace to the south of the property leads to a formal lawn and herbaceous border and further leads to a lawn with espalier trees and a synthetic grass tennis court. The enclosed paved swimming pool has a pool house complete with kitchen, cloakroom and changing area. To the side of the house is a large walled terrace, ideal for outdoor entertaining, designed by Sarah Eberle with ornamental trees. There are two decorative wood stores with outside lighting and a path leading to the kitchen garden. This has raised vegetable beds, soft fruit bushes and mature fruit trees. There are two heated glass houses with lighting, a brick built potting shed with lighting and storage cupboards. A stream runs through the grounds with a bridge to the largest paddock.
The stable yard consists of 5 stables (one with viewing platform) with covered courtyard, large heated tack room with drying room and stairs to loft, isolation stable, workshop, and open bay garages for 5 cars. There is a cloakroom with a double butlers sink. To the side is a manège with waxed sand and fence store to the end. This area is accessed via a spur from the drive with its own turning circle. There are 5 paddocks and 2 field shelters.
There are two semi-detached properties adjacent to the main house. Cottage 1 with kitchen, reception room, 2 bedrooms and bathroom. Cottage 2 with kitchen, sitting room, bedroom,
bathroom and walk in wardrobe.
