An exciting opportunity to purchase this stunning Red Brick Georgian Coach House in the Town Centre of Bungay. The property in the main is in exceptional condition and would be ideally suited to a residential conversion (subject to planning consent) The building has previously held commercial B1 (ground floor) & B8 (first floor) usage. Outside a shared vehicular access will lead to the garage whilst to the rear an enclosed garden area will be created. Inspection by viewing is essential to fully appreciate this rare opportunity.

Accommodation currently comprises briefly:
Reception Hall
Three Reception Rooms
Store Room
Shower Room
Lavatory
Kitchen Area
Two First Floor Rooms
Three Outbuildings
Garage
In excess of 1600 Sq Ft

The Property
Entering the property via the front door we step into a grand reception hall where stairs lead to the first floor and door opens to a corridor that leads to the three further reception rooms. A cupboard is set below the stairs and an original fanlight top opening window features. A second window looks onto the side aspect and our electric board is found in situ. The corridor leads to the three further reception rooms all of which are of similar sizes. The central room of these has a chimney breast rising through the first floor. These three spaces and the corridor would ideally reconfigure to provide one or two generous rooms. At the head of the corridor we find a large store cupboard and the shower room before stepping into the compact kitchen area. From here a door opens to the lavatory and and external door opens into the first of the outbuildings. Climbing the stairs to the first floor we find two extremely generous rooms in the first of these the original hayloft door is in place along with an access hatch which provides access back to the ground floor. In the second room a wrought iron fireplace is set in the chimney breast which rises from below. The first floor area would easily reconfigure to provide three bedrooms and family bathroom. Upon visual inspection the roof structure and all exposed timbers on the first floor are in excellent condition. The building would lend itself to an exciting but simple conversion.

Outside
The front of the building is accessed via the public footpath on Broad Street. Shared vehicular access leads to the attached single garage whilst a pedestrian right of way will provide access to the side of the building and lead to the rear courtyard garden. The Garden area is currently open. A boundary will need to be established by the successful purchaser in accordance with the agreed land registry and site plans provided by the legal representatives ( please note plans provided within these sales particulars are for guidance only). To the rear of the building we find three attached outbuildings, the first of which has an external door as well as being accessed from the kitchen area, the second is accessed via double external doors whilst the third has a single personal door that provides access from the rear.

Location
This property is located in a prime position within the town centre of Bungay. Bungay offers a good range of all the necessary amenities and shops, schools, antique shops, restaurants, The Fisher Theatre (now showing films) and leisure facilities including indoor swimming pool and golf club. The Cathedral City of Norwich is about 30 mins drive to the North and has a mainline train link to London Liverpool Street (1hr 54mins). Diss provides another mainline link to London and is 19 miles distance. The unspoilt heritage coastline of Suffolk with the lovely beaches of Southwold and Walberswick are a short distance away.
