DESCRIPTION The property comprises a large working agricultural building, about 80' x 50' with part use as a dwelling with basic living accommodation, and set within approaching 4 acres. The property has been worked as a mixed smallholding for the past 19 years. The basic living accommodation has been occupied since 2000, with a Certificate of Lawfulness issued in 2008 for part use as a dwelling. The present owner has ancillary use of a mobile home. The building now has outline planning permission for replacement with a new dwelling. Outline planning permission with some matters reserved was granted by Cornwall Council on 19th July 2017 reference PA17/02839. A condition of the Bat/Ecology report requires that demolition may only commence between the months of September to March (inclusive).

THE BUILDING Built in 1988, the building is partly used as living accommodation, and partly for wintering livestock and storage. The interior is divided into a number of separate living/working, and storage spaces by block walls on the ground floor, and timber partitioning above.

LAND Surrounded by mature trees and bordered by a small stream, this valley location has both natural shelter and privacy. Access from the main road is via a short unclassified lane, leading to a private drive, where there is ample space for several vehicles. Immediately adjacent to the building is a large hard-core area, providing further parking and working space. A mature hornbeam hedge divides this area from the kitchen garden and orchard which has raised growing beds and espaliered apple trees. An internal hard-core roadway leads on to an open flower-growing area, and furthest from the building is the main field of about 2 acres in size which is part sloping with an outlook across the valley.
The owner states that "The property, with its mature oak and elm trees, is a haven for wildlife and birdlife. Nesting summer migrants include swallows, willow warblers, black-caps, and chiff-chaffs, whilst in the winter, pheasants, water-rails, and grey wagtails are regular visitors. Harsh winters can bring flocks of lapwings, curlews and redwings to the surrounding fields".

DIRECTIONS On leaving Helston take the main Penzance road and proceed up Sithney Common Hill. Carry straight on down the hill for approximately half a mile and the road into the property will be seen on the left hand side before the Porthleven turning.

COUNCIL TAX BAND 'B'.

SERVICES Mains electricity with shared mains water and private drainage. A primary mains water main crosses the property making a new connection easy, there is also a BT Superfast Broadband connection.
