"The house is in an elevated position, on a slope, which does mean it has these wonderful views. As we look out, we can see fields ahead and then woods to the left, where there is lots of wildlife,"
she says. "At night, from our drawing room, where we have large picture windows, we can sometimes see when there is a ship coming in." She adds: "This is a lovely place to live - and this is a wonderful home to be in."

BESPOKE KITCHEN
Before the couple even moved into The Old Rectory they stripped the house out and started carefully restoring it. "We took it back to the original stone and then replaced the floors and re-plastered the walls. We lived in the house with the original kitchen for about six months before taking it out and starting again. We also had a big picture window put into the kitchen," she says. A bespoke kitchen from Alexander Bullock of Cardiff was designed and built in walnut to an extremely high specification. "It is a beautiful kitchen, with beautiful limestone tiles and underfloor heating," she says. "It is great for working in as it is so well designed and it is perfect for entertaining because it opens up into the dining room."

WELCOME SPACES
The Old Rectory has been an excellent party home, with space both inside and out for large numbers of guests. "We held my son's 21st and my nephew's 18th birthday parties here. There is lots of room for a marquee and to park cars - we have had over 100 guests here on occasion." The layout of the house has also been ideal for daily life, with lots of space for the family to spread out and enjoy. "I love being in the kitchen or in the drawing room, with the wood-burner lit," says the owner. "Then we have a second sitting room, where we have a large television so this is like a movie room: it is a cosy space in which to settle down to watch a film."

FAR-REACHING VIEWS
Upstairs, the bedrooms are also welcoming spaces. The master bedroom has spectacular views out towards the Bristol Channel. "My daughter actually has this room and it works very well for her - she has it arranged with a seating area and there is a walk-in wardrobe," she says. "My son's room is also very nice." The second bedroom has an en suite bathroom and fitted wardrobes. Two additional guest rooms are double in size and share the family bathroom. "We do have planning permission for a two-storey extension to create another master suite on the first floor and add a sun room on to the kitchen," she adds.

OUTDOOR LIVING
With three acres of their own land, the owners have enjoyed the sense of space around their house. "We laid a terrace in the garden and put a big area of decking to the right hand side of the house. There is now an area where up to 10 people can seat or you can have about six dining. There is glass to protect you from the wind and it takes in the beautiful views." They enjoy strolling round their own land, with its duck pond, and visiting local pubs and restaurants. The property is conveniently
located to reach Newport and Cardiff, and to access to M4. "We have enjoyed living here - it has been a great location to be in and we have loved the views," she says. "I will miss sitting out on the deck or carefully positioning myself inside so I see both the television and the views outside."

Setting the Scene

The Old Rectory is set in approximately three acres of its own land. At the front the driveway sweeps down towards the house, and there is parking for several vehicles.
To the rear there is a fabulous elevated decked area and the garden is laid to lawn and has an array of shrubs and trees. "The outside space here is lovely: we have spent quite a lot of time developing it," says the owner. "To the left of the house we have laid Cotswold stone and have added some pretty lavender plants."

Nestled between Cardiff and Newport, the amenities of both these major cities can be reached in 20 minutes or less. The M4 is conveniently located for anyone wanting to commute as it can be reached in five minutes. Celtic Manor Resort, home of the 2010 Ryder Cup, is also close at hand. Regular buses run along the A48 to Cardiff and Newport, and the nearest bus stop is just a half mile away. The closest railway station with mainline connections to London can be found at Newport, 5.8 miles away.

Within Easy Reach

Since the M4 can be accessed in less than 10 minutes, the Severn Bridge can be reached in 20 minutes with Bristol City Centre within easy reach, just 45 minutes, 35 miles away. Further afield, the centre of London can be accessed in 2½ hours. Finally Cardiff airport is 26 miles away and Bristol airport can be reached within the
hour.
