LAND WITH PLANNING PERMISSION FOR THREE EXECUTIVE DETACHED DWELLINGS

An ideal opportunity to purchase this prominently located site which has full planning consents for the development of three, two storey, four bedroom detached dwellings, all built to the same specifications.

The land is situated to the West of Low Hogg Street, Trimdon Colliery.

Suitable for builder/developer or as self build plots. Can be purchased as a whole or individual plots.

The site was originally that of the Old Locomotive public house which has now been relocated.

Planning permission was granted by Durham County Council on 22/01/2014.

APPROVALS

Three new two-storey four bedroom dwellings with integral double garages have been granted full planning permission by Durham County Council on 22/01/14. Planning approval reference 7/2013/0446/DM. Each house is 165.7m2 overall with the possibility of further rooms in the attic. The layout has been derived from the need for new houses to keep clear of the proposed forward visibility lines of vehicles on Horse Close Lane. Existing sewers also need to be re-routed in back gardens. Approximate plot areas are: Plot 1,379 m2; Plot 2, 418 m2; Plot 3, 481 m2.

SITE

Formerly The Old Locomotive public house located on Horse Close Lane being the main road through Trimdon Colliery. Both the original public house and the perimeter Laylandii planting had the effect of severely reducing forward visibility for vehicles. Durham County Council being concerned about the Highway safety of the bend in Hose Close Lane, an exchange of land was agreed with Durham County Estates in 2013. This land swap forms the basis of the current Planning approval. The land to be given to Durham is to become highway verge, giving improved forward visibility in the short term, with the long-term option to Durham of easing the radius of the bend. The applicants are given an equivalent strip of land to the South of their original holding which is to form part of the gardens to plots 2 and 3.
