THE STORY

Set at the heart of a desirable village, Tad Cottage is more than a family home - it is also a place to relax and entertain. "This house was designed and built by a builder to his own exacting standards," explains the current owner. "He chose this plot for himself because of its excellent position and then he designed a home to suit it." "The brook passes through two tunnels, which can be illuminated from the house," he adds.

EXCELLENT LOCATION

It was the location of Tad Cottage that first attracted the current owners back in 1998. "The house sits in the middle of a typical and vibrant English village, with a church, pub and village hall; there are playing fields and tennis courts - it has very good facilities for such a small place," he says. "It is a quiet village and yet it is within easy reach of the A50, the M6 and the M1. It is very easy to travel from here and yet the village is surrounded by farmland on one side and The National Forest on the other."

ATTRACTIVE KITCHEN

After moving into the detached house, the current owner renovated and upgraded the entire property. "I worked my way through the whole place," he explains. "I completed the swimming pool complex and installed a new kitchen and bathrooms." The kitchen is a spacious room, which was finished to the highest standard. Appliances are from leading brands and sit alongside light units and black granite work surfaces. The room has been designed to offer plenty of space for dining furniture or comfortable seating, creating a room which is perfect for day-to-day family living.

The swimming pool complex has certainly been a great advantage, whatever the season. "It was lovely having the heated pool for everyone to use and was, of course, also fantastic for entertaining. In the summer, the doors on to the terrace outside can be kept open and people can still outside or you can have a barbecue." The large conservatory also opens on to the garden, providing another superb space for parties. "Then the dining room is also huge and is ideal for formal dinner parties," he adds.

WALKS IN THE FOREST

Kingstone is a great place to live for anyone who enjoys an outdoor life. There are many opportunities for walking, cycling, horse-riding and fishing in the area. Covering approximately Embracing 200 square miles, The National Forest is an environmental project which is seeing tree-planting and protection taking place across parts of Derbyshire, Leicestershire and Staffordshire. It is transforming the landscape with the aim of linking the two ancient Forests of Charnwood on its Eastern fringe with Needwood Forest to its West. "The forestry area begins just 300 or 400 yards from the house," he says. "Then there are also fishing ponds down the lane and we have a very active equestrian centre in the village." The Peak District, with its many attractions, is also just a short drive away. With access to good road networks making commuting to Stoke-on-Trent, Nottingham and Birmingham easy, Tad Cottage offers a good life balance. "It was a very comfortable house to live in and it is in a good location if you wish to experience village and country life, as well as great convenience," he adds.

SETTING THE SCENE

Tad Cottage has an attractive and mature garden. A major feature is the brook running through it. There is a sizeable terrace for outside dining and a verdant lawn. The garden backs on to the open countryside. There is an attached garage.

The A518 links the two towns and the village is also highly convenient for the A50 dual carriageway providing onward travel to the M6 to the west and the M1 motorway to the east (East Midlands International Airport).

From Uttoxeter take the A518 Stafford Road towards Stafford, eventually turning left into the B5013 signposted Abbots Bromley, turn right as signposted for Kingstone and continue into the village where Tad Cottage will be located on the right hand side at the bottom of the hill where there is a brass name plaque on the road.
