Tenure: Freehold

Spacious 16th century farmhouse with extensive range of outbuildings

The individual detached house is set in grounds of approaching three acres with beautifully proportioned and timbered main reception rooms

This attractive Grade II Listed period property is situated fronting a no through lane on the outskirts of the hamlet of Bulmer Tye. From the main reception rooms, and the bedrooms above, there are beautiful views out across a large area of parkland with a fine selection of mature trees making a wonderful setting for the property.

The house dates from the early 16th century with a peg tiled roof and a timbered jettied front elevation: a notable feature of the property is the large ridgeline chimney stack of 6 octagonal shafts. Like many farmhouses the entrance used daily is the back door, which leads into a rear hall and then to the kitchen and utility room. The less used front entrance is through the double doors of the Victorian added porch with doors left and right to two sitting rooms. One, currently used for television, has exposed ceiling timbers, and an arched brick fireplace with a large hearth and inset wood burner. The other room, the centre of the original house, has a wealth of fine exposed timbers and a large inglenook fireplace fitted with a fire hood. At the southern end of the house is a further reception room used as a dining room / music room which has a sunny double aspect and French doors to the garden. Located in the rear wing is the farmhouse style Aga kitchen; this also has a timbered ceiling and has a brick floor with a door leading to the rear entrance hall, shower room and utility room.

The staircase leads up to a good-sized landing serving all the upper floor rooms. At the northern end of the house is a large bedroom with an attractive period fireplace, wide polished oak floorboards and en suite shower room (at present incomplete). There are three further bedrooms along the front of the house with some exposed timbering and lovely old floors. In the rear wing are two self contained bathrooms and a large fifth bedroom (at present used as a study).

The extensive outbuildings of Jenkins Farmhouse are an important feature of the property. Lying to the north is a large barn and range of outbuildings incorporating a garage and a workshop. On the opposite side of the earlier farmyard is a small shed connected to the large barn by a flint wall. A brick-built barn to the rear of the property has some signs of old structural movement which have been evident in the building for many years.

The house has been structurally well maintained although will benefit from some updating, and the outbuildings offer great scope either for retention in their present use, or for conversion, subject to necessary planning consent.
