Full description

Tenure: Freehold

Plusha Cross dates back to the early 19th century and was originally two properties having now been knocked into one very spacious three to four bedroom character residence. We understand the property many years ago was a Blacksmiths and is therefore one of the oldest homes in the immediate area. Today this well presented and highly flexible cottage will appeal to many and an early internal inspection is highly recommended.

Our clients have resided in the property since 1997 and raised their family using every part of the spacious accommodation. There are many reception rooms which have character features including slate floors, exposed stonework and beams, wooden and granite lintels and window seats. The formal dining room is dominated by the open fireplace with inset a wood burning stove and clome oven. The lounge also has an impressive fireplace which is mainly granite with a further wood burning stove. The lounge has two windows overlooking the front south easterly elevation, receiving plenty of natural light. Both the lounge and dining room are connected from the study which is another generous reception room with stairs rising to the first floor. The modern fitted kitchen was part of a two storey extension added in 2007 and is well equipped with a range of matching wall and base units incorporating integrated appliances such as an electric fan oven, gas hob and extractor. From this light and airy room a door leads out to the rear garden. Concluding the ground floor is a large garden room/entrance porch and a further room which is currently used as the occasional fourth bedroom.

The first floor is accessed from two staircases, one ascending from the dining room and one from the study. All of the bedrooms on the first floor are double in size with the master bedroom situated adjacent to the dual aspect modern family bathroom/WC, which has a generous separate shower cubicle. For extra convenience there is a separate WC positioned adjacent to bedrooms two and three. On the first floor there are many latched cottage style doors with slate sills and the master bedroom has stripped wooden floorboards.

Plusha Cross has many modern comforts such as oil fired central heating and many external windows are UPVC double glazed. For sustainability the property has the advantage of a treated well water supply and private drainage which significantly reduces the fixed outgoings of the property.

One of the main features of Plusha Cross are the extensive number of outbuildings located within the grounds with easy access leading off the B3257 via wooden gates which open onto the spacious concrete driveway and turning area. At the side of the cottage there is a carport and small wooden shed leading to the side area of lawned garden which is perfect for receiving the afternoon and evening sunshine. There is a corrugated wood store at the top and a hidden area suitable for composting. The main area of garden lies to the eastern side of the cottage, being large, level and predominately lawned with a separate gated vehicular access. The garden is well divided into many areas such as a cultivated area with greenhouse, an orchard and a fenced chicken run. Outstanding views can be enjoyed towards Bodmin Moor. A generous sized garage has been added to the side of a collection of stone outbuildings (a former barn) which offer great potential for residential conversion subject to obtaining all necessary consents. Many outbuildings have power and light and would be perfect for those needing a workshop or needing to work from home. There is a further large log store and recently built metal building which completes the significant number of outbuildings which Plusha Cross has.

The property is found approximately seven miles West of Launceston. Excellent access can be gained to the A30 dual carriageway which is positioned very close to the property. The dual carriageway runs to Truro and West Cornwall in one direction and Exeter and beyond in the opposite direction. Launceston has a range of educational, recreational, commercial and leisure facilities, as well as a Norman castle and attractive town centre. For further communications the Cathedral City of Exeter is approximately 50 miles distance and has a more extensive range of shopping and leisure facilities, as well as access to the M5 motorway, mainland rail network to London (Paddington) and further north. Exeter is served by an excellent regional international airport. The continental ferry port and city of Plymouth is approximately 25 miles from the property and again offers extensive facilities as well as regular cross channel ferry services to France and Spain.
From Launceston proceed West along the A30 dual carriageway towards Bodmin. After approximately six miles you will reach the service area at Plusha, with the Esso garage on the left hand side. Take the exit off the A30 signposted towards Callington and Plymouth (B3257). Continue along this road where Plusha Cross will be the first property on the left hand side marked with a Webbers For Sale Board.
