The property is about 1.5 miles only from the picturesque and highly sought after village of Blisland with its village green, award winning public house, village store, post office and a primary school. The location is now being enhanced located on the other side of the valley from the Temple A30 dual carriageway road improvements which means that the property now benefits from a new access road just off the Blisland road. This also links nearby with a bridge over the A30 giving further access to some outstanding rural and moorland countryside on the western flanks of Bodmin Moor with good out riding previously not accessible.
Being set in the heart of the county, not only is the outstanding scenery of Bodmin Moor available but the contrasting scenery of the north and south Cornish coasts are each about twenty minutes drive only. Bodmin Parkway mainline railway station linking Paddington and Penzance is about 10 minutes drive only and Newquay Cornwall Airport with its increasing levels of national and international flight connections is about 20 minutes drive to the west. Exeter with its junction with the M5 is less than an hours drive to the east and the city of Truro to the west is about half an hours drive.
This enjoys attractive views over its own land and open countryside and to the moors beyond.
On the ground floor the property is accessed from the front entrance conservatory which measures about 8' x 7'3" and an inner door then leads into the large entrance hall with its turning staircase leading to the first floor landing. The large reception room has an attractive outlook to the south east onto the garden and has a massive open stone fireplace with exposed stone walls to each side and enclosing a multi-fuel stove unit. The floor to the sitting room area is finished with large granite slabs and the dining room end in timber. An opening then leads through to the first kitchen/breakfast room which is beautifully appointed with a range of fitted floor and wall oak fronted cabinets, granite worktops and granite upstand and incorporating a ceramic sink with pillar tap. There is also a four oven oil fired Aga cooker and the floor is finished in slate.
A further door then leads into the utility room with fitted floor cabinets with laminate worktop over and space for appliances beneath. A door to the left leads into the second and well fitted modern kitchen with a range of floor and wall cabinets with laminate worktops and incorporating a stainless steel sink unit, five ring cooker range and a built in cupboard enclosing the hot water storage cylinder. The floor is finished in ceramic tiles which also extend into the utility room. An external stable type door leads into the rear lobby with further opening through to the utility room and a door to the right leading into the cloakroom with a low level w.c. and fitted wash hand basin.
On the first floor the spacious landing gives access to the four double bedrooms and also to the beautifully appointed large family bathroom which is about 14' long. This is provided with inset ceiling spotlights, ceramic floor, low level w.c., his and hers wash hand basins, panelled bath with mixer taps and shower head and a separate and wide shower cubicle.
The property has a right of way over the farm lane of the neighbouring land owner then leading into the extensive concrete yard area with plenty of parking. Steps lead up to the front door and the entrance conservatory to the left and with footpath leading into the side and rear gardens finished in mature lawns with mature hedges surrounding. Footpaths then extend to the side and rear and just to the north west of the house is a large and part open fronted building, probably previously a tractor house which has been well re-roofed and is a delightful leisure area. This building measures internally about 32'8" x 9'6" deep. Next to this is the shell of the derelict old barn which is now reduced to ground floor level only but, subject to planning consent, may possibly offer an opportunity for re-development of some form. Another old and part stone built building has been adapted into a food preparation unit which also has a walk in refrigerator and was previously used to produce meat products for sale at farmers markets but a purchaser would need to be satisfied that this can be reinstated for use subject to any environmental health regulations required.
The next building is an old stone built cows house which measures inside about 22'9" x 17' and has alongside a smaller store. There are two stables measuring about 12'3" x 11'6" and the second about 11'6" x 9'9".
The large modern timber workshop is of substantial construction and well lit internally with ceiling skylights and measures about 30' x 19' internally.
The land is in two main field enclosures to the south and west and are in permanent pasture. There is a public right of way through the property.
Private water supply, private drainage, mains electricity, oil fired central heating, gas cooker to the second kitchen heated from propane gas cylinders.
From Bodmin take the A30 trunk road to the east. Go past Darcroft Garage and take the next turning left signposted to Blisland. After a short distance take the new lane which turns to the right and is signposted Stokely Farm and Pounds Conce. Go to the top of this lane and take the turning left before the new bridge which will then lead down to Pounds Conce Farmhouse. Just beyond the front of Pounds Conce, the farm lane then turns to the left. Go up the lane for a short distance and Stokely Farm will be seen straight ahead.
