The site is located in a rural area which is classified as greenbelt. There are also a large array of services available locally. The site is shown and as shown Red on the attached plan, previously housed a number of residential flats, glasshouse buildings and industrial buildings. Planning consent has been granted, Reference Application No: 14/0895 by Fylde Borough Council dated 1 April 2015. Please note the site has had all buildings demolished.

The site totals 11.15 acres (4.51 hectares) of which the easterly 4.75 acres (1.92 hectares) have the benefit of full planning consent for residential with the westerly land being retained as grassland and for use as a fishery with potential for residential/holiday lodges.

The Development:

It is proposed that twelve dwellings will be erected. The proposed site plan attached shows that there are to be the following units:

8 nobarn conversion styles semi-detached units
4 no barn conversion/farm house style detached units

All properties to be set over two floors with attached garage or in one instance attached or detached garage.

Each dwelling to provide an internal floor space of approximately 165 sq metres with a maximum height of 7.5 metres. The dwellings are to be of traditional appearance to tie in with the site’s countryside setting.

All dwellings to have four bedrooms, family bathroom and one en-suite to the first floor with large lounge, dining kitchen, sitting room and utility to the ground floor. Each house with large windows and wide door openings to give the impression of space. This information is based upon the design and access statement submitted as part of the planning application.

The site benefits from full planning permission for the removal of the existing flats, glasshouse buildings and industrial buildings (this work carried out). Erection of twelve no new dwellings, erection of a fishing hut and provision of communal green space.

The Section 106 agreement has determined that contributions for affordable housing and education must be made throughout the build totalling £236,253. This liability will be passed on to the purchaser. The purchaser will also be responsible for the Council’s fee in the sum of £1,250.

With regard to the offsite highways works we believe that this is to implement a reduction in the speed limit
