A unique house on Polruan's waterfront, available for sale for the first time in 58 years

Polruan is a historic fishing village on the south side of Fowey Harbour entrance, with two pubs, a shop, village hall, primary school and thriving boatbuilders and a wonderful sense of community. Within easy reach across the harbour are the attractions of Fowey, an elegant harbourside town, with yacht and sailing clubs, and fine restaurants, while the harbour provides an ever-changing view of sailing and boating activity. The beautiful Fowey river estuary extends for around six miles inland to Lostwithiel and there are a number of tributaries and creeks to explore by boat or footpath.

A passenger ferry links Polruan with Fowey, and a car ferry links nearby Bodinnick with Fowey, both running constantly during daylight hours. The surrounding countryside and coastline is an Area Outstanding Natural Beauty with much of the land on the neighbouring headlands being in the ownership of the National Trust (including the beautiful 'hidden' Lantic Bay). There is a beautiful coastal footpath known as the Hall Walk running between Polruan and Bodinnick and continuing along the south Cornish coast.

Tommy's was built in 1981 on the site of a former boathouse and is currently a much-loved family holiday home with just a short walk to the amenities of Polruan and to the pedestrian ferry across to Fowey. Named after a well-known village character and the former caretaker, the house was built around a steel frame secured to the rock below that forms the private quay. Tommy's was architect-designed and built by the current owners, with great consideration given to creating a low maintenance structure. (With the house being immediately adjacent to the water front, this was an important consideration and has provided a significant cost saving over the ensuing period).

The house has a reverse-level layout, with the living space upstairs designed to take in the wonderful views across the estuary. On the ground floor, there are three bedrooms, all with views up the Fowey estuary, and a family bathroom, a separate wc and shower room, and a large airing cupboard. There is an external utility room adjacent to the front door, while beneath the utility room is a boat store/storage room.

On the first floor, the modern fitted kitchen overlooks the harbour. Immediately adjacent is an exceptional sitting/dining room with an open fireplace and Cornish slate hearth, and with two large picture windows. These full height windows not only provide uninterrupted views of the estuary and Fowey beyond, but also slide open to give access to a recently installed aluminium and glass balcony. This in itself is a wonderful facility which offers the facility to sit out at any time of the day or night, "and watch the world go by". The balcony runs across the full width of the house.

Tommy's has a waterside terrace which is linked to the foreshore by gated steps. At high tide, visitors can arrive at the terrace by boat, while at low tide access can be taken to the sandy/shingle beach below the property for a short walk to the village and pubs. Tommy's also has a private running/outhaul mooring.

Square Footage: 1,148 sq ft

West Street is accessible to small cars only. Parking can be found at the top of the village in St Saviour's Hill, although if visiting from Fowey it may be preferable to park in Fowey and take the foot ferry across the water.

On West Street, turn left (if facing the water) and walk approximately 120m along the road with the harbour on your right, where you will find steps down to the right, leading to Tommy's.
