SITUATION Situated down a quiet country lane, a short drive from the village of Trewen, which is located close to the village of Pipers Pool. Located approximately 4½ miles to the west of Launceston, Trewen itself is a small hamlet with a mill and a church, a hidden forgotten place, on the easterly side of Bodmin Moor. The parish church of St Michael has a bellcot rather than a tower. The original parts are believed to be 15th Century, but in 1863/64 the church was restored and has links to the university of Oxford, when Queen Mary I gave the living to the university and who still remain patron to this day. To the south of the hamlet is the River Inny, while to the north-east is the hamlet of Pipers Pool, which many will know as it is dissected by the A395 North Cornwall road. The famous North Cornwall coastline is approximately 11 miles drive away (20 minutes by car). The nearby villages of Altarnun, Lewannick and South Petherwin offer various amenities including village primary schools, public houses, Post Office/general stores etc.

Launceston is the ancient capital of Cornwall and boasts a number of historical buildings including the Norman castle and Victorian Guildhall and Town Hall. There is a wide variety of shopping available both in the town centre and the out of town retail park (both independently and nationally owned) together with a range of service businesses, medical facilities and schooling at both primary and secondary levels (private and state sector). The town has a good sports centre, many clubs and societies catering for a wide variety of interests and two 18 hole golf courses within 3 miles.

Access to Plymouth, Exeter, Truro via road are all within an hour's travelling time. The city of Plymouth offers sea and rail links being approximately 29 miles from Launceston. The city of Exeter has rail links and an international airport being approximately 40 miles from Launceston.

DESCRIPTION Trewen Mill is a Grade II listed former water mill that is currently set up as a three bedroom detached main residence with a one bedroom annexe. With the main leat that fed the water mill now diverted back to the river, but having control over its sluice gate, this water supply could be re-diverted back towards the property. Sitting in grounds approximately 2.55 acres, outside there are covered stables, tack room and storage, an open-fronted wooden barn, a double garage, workshop and store, the property owns the ground on the opposite side of the lane leading down to the river, where you will also locate a substantial pond. This peaceful, lush countryside needs to be viewed to be fully appreciated.
