LOCATION Situated within Dartmoor National Park, Haytor Vale, a pretty hamlet of white cottages and an old coaching inn, aptly named the Rock. Close by are the popular twin rocks of Haytor and a little further on is Saddle Tor.
Dartmoor National Park itself covers an area of 368 square miles with open moorland, forests and woodland. The town of Bovey Tracey is only a short drive away and offers a good range of shops, schools and other local amenities. The property enjoys good transport links. The A380 links Newton Abbot with both Torquay and Exeter, and the A38 expressway, approximately three miles to the west of the town, links Exeter with Plymouth.  

STEP INSIDE Built for the quarry workers in 1823, this deceptively spacious period cottage oozes both character and history. Arranged over four floors, this unique, interesting home needs to be viewed to be fully appreciated.

As you walk through the front door into a snug, tiled porch, the inner doorway leads you into the sitting room. This has been expanded to incorporate the former dining room, which is now a study area. This large room has all the features you would expect to see in a property of this age; it has a wood burner in one of two original fireplaces and wooden framed windows, one facing to the front and one to the rear. This then leads to a hallway through to the third bedroom at the rear. A doorway leads down the staircase to the lower ground floor where you will find the open plan country kitchen and dining room, with a door to the utility room and handy shower room with W.C. From the dining room there is a doorway out to a decked seating area and steps down to the parking space at the rear.

Back to the ground floor, the hallway has stairs rising to the first floor. There are two double bedrooms, both with a hand wash basin and large Upvc windows with views of Dartmoor to the rear and the garden to the front. The master bedroom has two large built-in wardrobes. A family bathroom with W.C. and an airing cupboard housing a hot water tank, and a further shower room with W.C. complete the accommodation on the first floor.

A second stairway leads to the spacious attic room, which at one stage was divided into two rooms and can be easily converted back. There are two Upvc windows one with views to the moors at the rear and the other over the garden to the front.
The heating system is oil fired and the boiler is located in the kitchen.  

STEP OUTSIDE To the rear of the cottage there is a lane providing access to the parking space and the oil tank. A decked seating area provides an ideal location for a morning cuppa and countryside views.

The garden is located to the front of the cottages on the other side of the road. Accessed via an iron gate and pretty stone wall it is mainly laid to lawn and inclines upwards. There is a variety of mature shrubs, trees and bushes. Currently there are no sheds or greenhouses but no restrictions to have them, if required.

OWNERS INSIGHT: 'We have lived here for 15 years and the best thing about it is the fantastic access to the Moors. We spend a lot of time walking and exploring this beautiful landscape. That being said, we still don't feel isolated in Haytor Vale as the amenities are easily reached in Bovey Tracey only about 10 mins drive from us, also plenty of good places to eat within close proximity. Our home is quirky, with versatile accommodation and full of character. We feel that it would suit someone with the same passion for country style living or those looking for an escape from the bustle of city life. We are looking forward to you seeing our lovely home'.
