Tenure: Freehold

An elegant five bedroomed Georgian mews house, enjoying fine views, in a tranquil and secluded parkland setting on the banks of the River Orwell.

2 The Orangery enjoys a secluded and tucked away setting at the end of the former orangery wing, beyond the impressive Georgian mansion of Broke Hall. Created by the amalgamation of a pair of mews houses, the property, which is curtilage listed, presents picturesque red brick elevations and offers accommodation extending to some 2,100 sq ft. Benefiting from an oil fired central heating system, the accommodation includes a wide central reception hall with underfloor heating, set off which is a kitchen opening into the dining room, with a wood burning stove and with French doors opening into an octagonal conservatory overlooking a courtyard garden with a pond and sheltered by beech hedging.
A ground floor bedroom wing accommodates three bedrooms, two of which have French doors opening onto the gardens and extensive built in wardrobes. There is a family bathroom and en suite shower room, with laundry and under stairs cupboards completing the ground floor.
On the first floor is a stunning, elegantly presented triple aspect drawing room, from where there are fine views across the gardens and countryside of the valley beyond. There is a marble surround fireplace with a convector grate, as well as a carved display niche. French doors open onto a bridge, linking across to an area of secluded garden. Adjacent is an atmospheric study with built in book shelves and useful kitchenette facilities.
Set off the landing is a further study/5th bedroom, beyond which is the twin aspect master bedroom with a spacious en suite jacuzzi bathroom, together with dressing room/library.

OUTSIDE

The property overlooks delightful formal gardens which were professionally landscaped by Roger Gladwell and which include sheltered terraced courtyards, well-kept lawns and well-stocked and colourful herbaceous borders. A flight of steps leads to a raised garden, which is part enclosed by osier weave and parkland fencing and which is overhung by a neighbouring mature holm oak and includes a pair of circular terraces, ideal for alfresco dining. A gated access and steps connect into an area of vegetable garden, with the communal parkland of Broke Hall Park beyond. There are fine views across the picturesque countryside of the neighbouring valley and the property has a pair of large garages each with additional parking.

LOCATION

Broke Hall Park stands on the banks of the River Orwell opposite Pin Mill, just 4 miles from Ipswich town centre. The Hall itself, is a magnificent red brick Georgian mansion, and is Grade II* listed. It is situated at the end of a quarter mile long lime tree avenue and is surrounded by a Repton designed deer park. The 16 acre meadow between the drive and the river is share owned by the majority of the residents of Broke Hall Park.

The Hall was the ancestral home of the Broke family, having been granted by Henry VIII to Sir Richard Broke, who was at the time First Baron of the Exchequer. However, the most notable scion of the family was Admiral Philip Broke, who was honoured for saving the reputation of the Royal Navy by his famous victory, off Boston Harbour in 1813, when his ship, HMS Shannon, defeated and captured the frigate USS Chesapeake in the War of American Independence.

Today the Hall is sub-divided into apartments and flats and within the grounds the former Orangery wing and estate buildings have been converted to a select number of residences. Broke Hall Park is administered by a resident’s association with a modest annual charge for parkland and driveway maintenance. There is access to the coastal path, and to a riverside path, which leads to the neighbouring village of Levington.

Educationally the area is well served with a wide choice of top performing schools catering for all age groups in both the state and private sectors, including Orwell Park Prep School, conveniently located at the head of the park’s drive, a primary school in the village, together with outstanding schools in nearby Ipswich (4 miles) and the charming, historic riverside town of Woodbridge (9 miles). The A14 is just two miles away and provides links to the East Coast ports, Cambridge and the Midlands as well as to London and the country’s main road network (via the A12).

There are excellent water sport opportunities on the Orwell and Deben estuaries, including the nearby Levington Marina and there are golf courses at Ipswich, Rushmere, Seckford, Woodbridge and Felixstowe, together with a full range of shopping and commercial facilities in Ipswich, and a very convenient village store in Nacton.
