THE STORY

Welcoming friends into the garden for a summer party or settling down by the wood-burning stove in the winter - the current owners of Stanleys agree they have the perfect home. They first moved to the property some 15 years ago and since then have made the property, which has a long history in the village, their very own. "Stanleys is about 100 years old," one of them explains. "It was built by the grandfather of the people who own the famous Bulmer Brick and Tile Company - apparently, lots of members of the family had their own homes here." She continues: "We were drawn to it because it sat very centrally on a large plot and had a very private garden. The house itself was spacious and we could see it could be a wonderful family home to us."

LIGHT FANTASTIC

Since moving in, enhancements to the property have included creating a vaulted ceiling in the kitchen. This has skylight windows that bring the natural light streaming in. "We redid the kitchen, adding an electric oven and induction hob to use in the summer, complimenting the existing 4 oven Aga" she says. "We put a lovely big window on the landing - which looks down on to the kitchen - and we changed the staircase." Windows have been replaced and solid oak boards have been laid in the drawing room, dining room and hallway. "We also created a split level in the drawing room, which has allowed us to have one space for sitting and relaxing, and another for the piano."

INVITING ROOMS

The kitchen breakfast room is a great space, with an archway between the different sections, and terrace doors from the dining area. "It is lovely to be able to keep these open and just wander outside when the weather is good," she says. "It is so peaceful outside that the terrace becomes almost like another room in the summer." On colder days they like to unwind in the sitting room, where they have a wood-burning stove and bespoke sofas, which were made to fit the room. "This was ideal when the children had lots of their friends round - they could all spread out to watch a film," she adds.

FLEXIBLE LIVING

The spacious two-storey property is entered via a generous porch and then the central reception hall. To the right, there is the dining room: this opens into the sitting room, which in turn leads through into the office. To the left of the entrance hall is the spacious drawing and family room. The kitchen and breakfast room is at the back of the house and leads through to the utility room. Upstairs, there are four double bedrooms, together with a single bedroom or dressing room. There is a family bathroom and then the master bedroom has an en suite shower room. "I love this room as it has two windows looking out to the side and one large one to the front," she says. "A set of stairs at the opposite end of the house rises up into another bedroom, which has an adjoining room and cloakroom. This part of the house could quite easily become a self-contained annexe," she points out.

PLENTY OF SPACE

The generous space at Stanleys and the grounds of approximately 0.8 acres have made it ideal for entertaining and family celebrations, with the doors at the back of the house opening up on to the private back garden and terrace." The children always had lots of friends to play while they were living full-time at the house. "There was always lots of space for them - the boys loved having enough room to play games."

PERFECT HOME

Just four miles from Sudbury, Bulmer is a friendly village set in scenic surroundings, where there are lots of picturesque walks. "Sudbury has lots of shops and there is a good selection of schools in this area," she adds. "It is a lifestyle choice being here and leaving will be a massive wrench for us." Someone else could take the house further, she suggests. Subject to the relevant planning permissions, there could be potential to create additional rooms in the loft or to convert the garage into an office. "We will just miss the whole feeling of the place," she admits. "There is nothing like turning in here after going somewhere else, you really appreciate the space and privacy that the property has to offer."

SETTING THE SCENE

Stanleys is positioned very centrally within its own grounds and landscaped gardens of approaching 0.8 acres. There is a large lawn, together with a generous terrace for outside dining, and a kitchen garden. At the property there is off-road parking for several cars, together with a detached double garage with an attached workshop.
