The front door opens into a small entrance lobby with the stairs in front of us while, to our right is a double door opening into the lounge. The wood laminate floor from the hall continues into here, where we find a light and airy room, taking advantage of the sunlight via the front bay window. I always find something very pleasing about bay windows as they seem to pull so much more light into the room than any flat window pane. Although fully centrally heated, there is also an electric living flame effect fire in here, which is probably not strictly necessary for warmth but more to add that welcoming glow that takes the chill off winter evenings.

A set of fully glazed doors lead though into the dining room, where the laminate floor continues. This, while not huge is well capable of accommodating a full sized dining table and chairs which in many houses of this type is a luxury. There is nothing worse than struggling to move round seated diners, while trying not to spill Auntie Doreen’s sherry, which always takes the shine off Sunday lunch…. The room is again kept delightfully bright courtesy of the large French door overlooking the rear garden. This in turn continues the theme of the front of the home, featuring pathways, raised beds, areas of colourful shrubs. There is also a greenhouse to satisfy the green fingered among you, and a very pleasant seating area at the top of the garden, its raised position giving a great view across the whole area.

Back inside and located just off the dining room is an archway into the kitchen. This is unusual in that it does not have a back door giving access to the garden but, rather than being a disadvantage this has the effect of freeing up wall space which would otherwise be quite limited. As it is, there is ample room for all the labour saving devices upon which modern life so much depends and this makes for a convenient and workable room. The presence of the archway also gives a greater illusion of space and during social gatherings, connects the two rooms in an inclusive manner – that way you won’t miss out on any of the fun when friends are enjoying your company,

Moving upstairs, we come first of all to the rear facing bathroom. This features a stone effect ceramic tiled floor, being both attractive and practical, with the walls finished in high gloss ceramic tiles from floor to ceiling. Warmth is ably provided by the heated towel rail/radiator and the suite comprises a modern lavatory set into a unit which conceals the cistern and also provides storage space with the contemporary styled sink set into their tops. There is also a teardrop shaped bath with a power shower fed directly from the mains water via the gas combi.

Adjacent to here is a rear facing bedroom. This is a comfortably proportioned double room, overlooking the rear garden and with ample space for any free standing furniture you may choose; quite apart from the bed obviously….

To the front of the home lies the master bedroom. That always seems a slightly pompous term for a room that is in all honesty only slightly larger than the rear room but it does have a very pleasing view, making the most of the home’s slightly elevated position. There is also adequate room to easily contain a large wardrobe, two chests of drawers and an occasional chair along with the king sized bed, so perhaps ‘master’ is not a bad description after all.

And finally we come to the third bedroom. Like the majority of third rooms in homes of this type, it is not big. As usual, a piece of the floor space is lost to the intrusion of the stair well and here, this has been exaggerated by the construction of a large airing cupboard above this. Useful, in that it houses the gas combi boiler and provides masses of linen storage, but space-hungry. The result is that this room is not particularly practical as an adult bedroom but would make for a splendid nursery, play-room or, in these days of ever increasing home-working, an office.
