Treffry is located on the edge of the Lanhydrock Estate and a short walk from the fine setting of Lanhydrock House and grounds owned by the National Trust. The main A30 dual-carriageway is close by offering fast access both west into Cornwall and east to Exeter on the M5 motorway. The property is located south of the large town of Bodmin (about 1.5 miles distant) and provides an good and ever expanding range of amenities. Close by will be found Bodmin Parkway railway station giving the main line link from Paddington to Penzance and the internationally acclaimed Eden Project is about twenty minutes drive from the property. This very old farmhouse is thought to have been built circa 1710 and stands on the site of a medieval manor house, home to the Treffry family and sold in 1620 by William Treffry and later formed part of the Lanhydrock estate. The house is a substantial stone built property with partially slate hung external elevations and is Grade II* listed being both of architectural and historic interest. The property has many original features typical of the period including high ceilings, large reception rooms, coved cornices and fine wood grained panelling to the drawing room. According to the listing details, this panelling is a remarkable survival, particularly in that it retains what appears to be its original high quality wood graining of soft wood, to resemble oak.

This is accessed through a large entrance hall and fine sweeping staircase leading to the first and second floors. To the right is the drawing room with the old panelling mentioned above and incorporating a wood surround fireplace with inset wood burning stove. To the left of the hall is the front sitting room and to the rear the impressive large dining room. The kitchen has been fully refitted with high quality floor and wall cabinets, granite worktops and matching central island block unit, incorporated appliances include a refrigerator, freezer and dishwasher.

The half landing has a bathroom with new but period style fittings including a free standing bath with ball and claw feet, wash basin and w.c.

On the first floor the principal bedroom has a large en-suite bathroom with bath, basin, w.c. and separate shower. Double bedrooms two and three both have en-suite shower rooms and w.c's. Bedroom four on this floor is also a double bedroom.

On the second floor are bedrooms five, six and seven, all with sky light windows and bedroom seven also has a large dressing room. The family bathroom serving this floor is large and incorporates a corner bath, separate shower, vanity basin and w.c., also a built in airing cupboard with an unvented pressurised hot water system.

The extensive grounds to the property comprise just over an acre and are laid mainly to lawns with large border areas and mature shrubs and a variety of trees and including a most impressive monkey puzzle tree located just inside the entrance. In the centre is a garden summer house with verandah and paved terrace. To the rear there are high gates giving access from the adjoining lane serving a range of residential units then leading into the back garden and further car park. Here will be found a most impressive element of the property where a back section is supported by iron pillars and with wide semi-circular granite steps then leading to the interior and with stairs then leading to a door adjoining the entrance hall internally. The utility room is to one side of the base of the steps and measures about 10' x 8' and has a range of cabinets incorporating a stainless steel sink unit and plumbing and space for a washing machine.

Detailed planning consent was granted on the 21st June 2012 for conversion of a large building adjoining the side of the house accessed over the adjoining lane for use as self-catering accommodation. Plans can be inspected through our office or the Cornwall Council Planning portal of the imaginative design prepared by our clients architects. The consent has now lapsed so interested parties can enquire over procedure for reapplication through Cornwall Council.
From Bodmin take the B3268 road south towards Lostwithiel. Pass over the A30 dual carriageway and at the roundabout, take the third turning to the right. Continue for a few hundred yards and the entrance to Treffry Farm is on the right.
