DIRECTIONS From Kingsbridge follow the A379 road towards Stokenham village. At Carehouse Cross roundabout in Stokenham, turn right, towards East Prawle. Follow this road for about 2 miles and on reaching Dunstone Cross, bear left towards Kellaton, Hallsands and Start Point. Continue for about one mile and take the first left signposted North Hallsands. Proceed down this road for about half a mile at which point there will be a sign "unmetalled track". Proceed up this track for about 100 metres and a gateway to the land will be found on the right hand side.

Alternatively for access to the larger of the two fields, follow the council highway for another 100 metres, bear left onto a track and a gateway into the land will be directly ahead.

SITUATION The land is situated in the hamlet of Muckwell in the South Hams area of South Devon.

The nearest town of Kingsbridge is 7 miles away while the village of Torcross is some 4 miles distant.

The A38 dual carriage expressway, which connects to the M5 motorway and national road network, is approximately 16 miles to the north.  

DESCRIPTION Extending approximately to a total of some 13.12 acres (5.31 hectares), in two fields, as outlined in red on the site plan. The land comprises a mixture of moderate and steep gradients, with some wide country and sea views (including Start Point).

The land has in the past been used for livestock grazing purposes, but offers the potential for equestrian/recreational or amenity use, subject to gaining the necessary consents.

The position of existing gateways into the land, or on boundaries, are shown on the plan by the letter "G".  

WATER SUPPLY There is a stream water supply between the two plots of land.  

RIGHTS OF WAY There are no public rights of way which cross the land as far as are known.  

PUMP HOUSE AND SHARED PRIVATE WATER SUPPLY A pump house (and pump) as approximately shown on the plan by means of a pink dot, is available for the buyer to use. However some nearby residential properties have a right to this private water supply and use of the pump accordingly (albeit, the pump and private supply has not been used for some time by any of the residential properties or the landowner).

A right of access will be reserved for others that have the right to use this pump, to gain access across the land to carry out maintenance and repairs as required to the pump and the associated pipework.
