The Story

INDIVIDUAL CHARACTER
Picturesque Rolands not only made an impression on them from the outside but also presented an abundance of character inside. "I remember walking in and seeing the impressive inglenook fireplace for the first time," he recalls. "It is really quite staggering in size. There is also some panelling in the study area, which has markings on it that helped to date the house and which is believed to have come from the side of a ship."

GLORIOUS SETTING
The charming property is located at the heart of Rotherfield and takes in far-reaching views across the High Weald. This is a range of wooded hills running across Sussex and Kent between the North Downs and the South Downs. It is an Area of Outstanding Natural Beauty, which offers spectacular scenery, with forest, rolling hills, footpaths to follow, bridleways to ride along and forests to explore. "The countryside around here really is gorgeous," he says. "I like to go for 45-minute walk every day and it is lovely to be able to go through such beautiful countryside."

WINTER WARMING
The accommodation at Rolands is arranged over three storeys. The front door opens into an entrance hall, with access to a ground floor shower room and the study area. There is a dining room, or snug if that suits the requirements of the next owners better, which has a surprisingly large window overlooking the garden and the undulating landscape beyond. The beamed drawing room is very much the heart of the house and enjoys a door out on to the garden, as well as a window on to the view. "This is a lovely place to sit and relax or watch television," he says. "In the winter time, when the fire roaring, it is especially inviting." The kitchen is well-equipped and includes a range-style oven.

SUNSHINE AND VIEWS
Upstairs, there are two bedrooms on the first floor: these include the master bedroom, which runs from front to back of Rolands and has a dual aspect. The family bathroom is also at this level. Two more bedrooms, including one with a wash hand basin, are situated on the floor above. "This has been a good home for us, with plenty of room for everyone to have their own space," he says. "It could make a great family home for new owners." He adds: "People often refer to this place as 'The Tardis.' It is much larger inside than you would ever imagine from the front. Then, when you step out into the back, you realise just how beautiful the garden is too, and you can sit out in the sunshine and take in the incredible views."

UNIQUE ME
The village of Rotherfield is considered to be a desirable location. It has a good primary school, sports clubs, a village store, coffee shop, farm shop and even a hairdresser. It is a thriving village, with a bus to Tunbridge Wells and is just 10 minutes' drive from the station at either Wadhurst or Crowborough. In the wider area, there are National Trust sites to visit and scenic locations, such as Bedgebury Forest, for days out, as well as charming towns and villages to cycle or walk through. It is just 45 minutes from the coast and access to London, Gatwick or the Channel Tunnel by road is also easy. "I have really enjoyed living here and will miss it when I leave but I have decided to relocate abroad," says the current owner. "I think I will miss the character of the house more than anything, however. This is a perfect home for anyone who wants to live in an older home which is really quite unique."

Setting The Scene

Rolands opens up on to a mature rear garden, which takes in magnificent views. There is a brick terraced area immediately behind the house, which is an ideal place for a garden table and chairs. Beyond the terrace there is a lawn, while a more mature garden lies to the rear.
