Full description

Tenure: Freehold

Fintray Lodge was formerly the Dower House for the Fintray Estate. The current owners purchased the house in 1963 from the Forbes Sempill family and it has remained a happy family home for over 50 years. The Gardener’s Cottage and Dalus Cottage have been modernised and let out to produce a rental income.
The whole property is surrounded by mature broadleaved trees with a bluebell and daffodil carpet in spring. The house has a southerly outlook with views over the Don valley. The property sits below the B977 on a terrace above the river and is approached through an electric gate down a part tarmac/part gravel drive that sweeps around the house.

Fintray Lodge
The lodge is built of stone under a slate roof and the original house is believed to date from the Victorian era. A timber porch shelters the front door which leads to a spacious hallway, with doors off to the dining room and drawing room. Stairs lead up to the first floor and down to the cellar. Meanwhile there are 2 passages, one to the kitchen with a blue 4 oven oil Aga and larder and the other to the games room and cloakroom.
On the first floor there are 5 bedrooms with 2 family bathrooms. However there is easy potential to create at least 3 en suite bedrooms. Four of the first floor bedrooms have vanity basins.
The second floor is divided into a southern part with two large bedrooms 6 & 7; whilst some steep stairs lead to two attic bedrooms in the rear wing, now used as storage.
There is a garage beneath Gardener’s Cottage which is used by the main house.
The house is now in need of a 21st century makeover but has great potential either as a family home or a guest house.

Gardener’s Cottage
Located to the west of the policies and forming part of the garage block; the cottage has been modernised and is all double glazed. At present there is a good sized kitchen and a bathroom on the ground floor, and three rooms on the first floor. Bedroom 2 has a fireplace and is currently used as a sitting room.
There is an open outlook up the Don valley to the west, whilst a timber frame car port helps to create a sheltered small garden area at the front door. There is also a small stone outbuilding beside the cottage which is plumbed and houses the washing machine. The house was let until April 2017 and produced a rent of £750/month.

Dalus Cottage
Dalus forms the eastern end of the L-shaped garage block and is a self-contained semi-detached cottage on two levels, which is let at a rent of £450/month (the lease expires 31 July 2017).
The accommodation is shown on the floor plans and comprises, on the ground floor, a sitting room, bathroom, cloakroom and kitchen, whilst on the first floor are three good sized bedrooms. Most of the rooms face south.

Aberdeen City Centre 8 miles, Aberdeen International Airport 4.2 miles, Aberdeen Western Peripheral Route 2 miles

Fintray Lodge is 8 miles north of Aberdeen City Centre in the rural hamlet of Cothal. Dyce, an established residential suburb, is 2 miles away and has a wealth of local amenities. Tesco and Asda supermarkets and all general facilities are available in both Bridge of Don and Dyce. Commuter access to Aberdeen City Centre is available from Dyce railway station (2.5 miles). Access to the AWPR will be approximately 2 miles from the property.

*Please note that Fintray Lodge is 4.2 miles from Aberdeen Airport rather than the 3.75 miles stated in the sales particulars.

The property is in a lovely mature woodland setting with a great variety of specimen broadleaved trees, including beech, oak, birch and chestnut, with an understorey of daffodils and bluebells in spring.
To the front of the house is an area of lawn and steps lead to the walled garden, which has not been cultivated for some years. There is a crescent-shaped wall and the former potting sheds are still in evidence. With green fingers this could once again be an inspiring walled garden.
To the west of the house a track leads out to Cothal Lane, which is a good start for walks to the river. The garden is secured by a wall on 2 sides and a fence to the south.
