Walkerston House offers a unique opportunity situated in 1.6 acres with sea views in the popular town of Largs. It requires full refurbishment and has excellent development potential. There is a detached lodge house and garage on the grounds along with a timber framed summer house, further garage, glasshouse and garden shed.

Please note that some of the buildings are unsafe and in poor condition and no buildings on the property should be accessed. The house is locked and no access is available on an individual viewing basis. There will be an open viewing day in due course to allow interested parties to inspect the house internally. Neither the Sellers nor their agents take any responsibility for the safety of parties viewing the property. Access should be at the parties own risk.

Largs is a renowned seaside resort, which retains local character and charm whilst having a considerable range of amenities. The town has many attractions, including the award winning Vikingar centre, which celebrates the town’s historic Viking connections. This also has a swimming pool and fitness centre. Nearby is the world famous Nardini’s ice-cream parlour and café. Other local attractions include Largs Yacht Haven with Scotts Bar and Restaurant, and a regular ferry connection from Largs Pier to Great Cumbrae. Kelburn Castle and Estate (1.4 miles) has a wide range of activities including horse riding, mountain biking, adventure courses and the Kelburn Glen waterfall and deep gorge walks.

The town is well situated for easy access to Glasgow, about 31 miles, via the A737/M8. There is a regular train service from Largs Station. Glasgow and Prestwick Airports have a full range of scheduled services and are 22 and 27 miles away respectively. Both primary and secondary schooling are available in Largs whilst private schooling is available at St Columbas at Kilmacolm (20 miles), Renfrewshire.

The Ayrshire coastline is renowned for its range of outdoor activities including golf courses which include Royal Troon, Prestwick, Turnberry and Largs. In addition to Largs Golf Club there is also a municipal course at Routenburn. There is a popular racecourse in Ayr, and for yachting enthusiasts, some of the best sailing in the West Coast of Scotland.

In an elevated position with panoramic sea views, Walkerston is a substantial mansion house with well proportioned rooms with a number of them providing lovely sea views. Built in 1924, of stone with a render finish and slate roof with crow stepped gables, Walkerston has been empty for around four years and requires considerable upgrading and modernisation. It is very dated and in very poor condition internally.

The house had an art deco influence with wood panelled walls in the entrance hall. On the first floor, there is a stone balcony with corbels.

There is a detached lodge cottage in the grounds of about 1.6 acres with adjoining garage and further outbuildings including garage, timber framed summer house with games/sitting room, gym and sauna and a glasshouse. The grounds are mainly down to large lawn areas with some mixed woodland situated to the west. Walkerston has access from the public road to the east (Irvine Road).

On the ground floor the entrance vestibule leads into the spacious reception hall with wood panelled walls. It has living room, sitting room, dining room, 2 bedrooms, kitchen and bathroom. The first floor has drawing room, master bedroom with separate dressing room, 3 bedrooms, bathroom, w.c. and box room.

Walkerston is within the urban boundary of Largs in the North Ayrshire Local Development Plan. Subject to planning permission being obtained, the demolition of the house and its replacement with a flatted development of appropriate scale and design not exceeding 3 storeys is a possibility. Ancillary development (for example, a further separate house in the grounds) may also be an option, subject to appropriate consents being forthcoming.

From Glasgow follow the M8 for Glasgow Airport before leaving the M8 at Junction 29 signposted Irvine A737. At the Roadhead Roundabout (about 8 miles) take the 3rd exit onto the A760 for Lochwinnoch. Follow this road to Largs. On reaching Largs turn left onto Irvine Road (A78) leading on to Main Street. Walkerston is then on the right hand side opposite the golf club.
