DESCRIPTION One of the Chew Valleys best kept secrets. On the approach to Berryfield House, along a quiet country lane you would genuinely have very little idea that this outstanding country residence even exists. However as soon as you drive along the sweeping private driveway the quality on offer soon becomes very apparent. Outstanding views over Blagdon Lake and the rolling Mendip Hills in the distance flood the outlook from the approach and the property sits proudly in its own parkland grounds.

Berryfield House has been totally renovated and re-styled during its current twenty three year ownership. Following the outstanding works that have been carried out, the property gives the impression of being a period property when in fact it is a lot newer than you would imagine. The property is entered directly into the large entrance hall. The hallway leads onto an impressive large sitting room which boasts a fabulous inglenook fireplace with an inset log burner, separate log store and a handy storage room above! Further receptions are found in the form of a dining room that overlooks the gardens and lake in the distance and a large study area in the inner hallway with double doors to the gardens. This sits conveniently next to the kitchen which is accessed through an open archway. The kitchen is of a fabulous size and again overlooks the magnificent country views. To the rear of the kitchen is a large utility room where there is also access to the rear courtyard.

The upstairs of Berryfield House is equally as good. There are five well sized bedrooms which are all tremendously light and airy! The master bedroom is of a very good size and sits at the front of the house, again with the aforementioned view. The master comprises a dressing room and separate ensuite shower room which has been very recently fitted. The second bedroom is also located at the front of the property and again boasts its own ensuite shower room. Three further bedrooms upon the floor are all serviced by a recently installed, immaculate family bathroom.

Berryfield House has the added benefit of a detached two bedroom annexe! The annexe sits to the rear of the property and could be the perfect space for visiting family or friends. The annexe comprises a kitchen, sitting room, two bedrooms and family bathroom. Further outbuildings are located adjacent to the annexe, a large stone built car port as well as various attached garages and store sheds can be found across a large gravel parking area.

The grounds at Berryfield House are superb. The formal gardens wrap around the property and whilst they are predominantly laid to lawn they also feature mature flower and shrub borders. There is also a feature pond and block paved wall way around it that is a perfect spot to sit and enjoy the views in the distance. There are also four acres of agricultural land which again wrap around the property as well as a stable block and tack room.

We have noticed... this beautiful house really does have it all. It is set in magnificent parkland with amazing views over the surrounding countryside and Blagdon lake. It is a complete one off!

Our vendor says .... A wonderful family home with many happy memories.

SITUATION The hamlet of Nempnett Thrubwell lies in the heart of Chew Valley countryside near the village of Butcombe and within reach of both Blagdon and Winford. Both these villages have local facilities including shops, pubs and primary schooling. Nempnett Thrubwell is readily accessible to Bristol in the North and to the east, the Georgian city of Bath is a huge attraction. There is also good motorway and mainline railway access here and Bristol Airport with its low cost air schedule is also close by, but rarely within earshot.

DIRECTIONS From Chew Magna proceed along the High Street towards Winford and turn left onto the B3114 towards Chew Stoke. At the mini roundabout take the left turn into Chew Stoke and follow this road through the village and past the Stoke Inn. Take the second right hand turn after this into Breach Hill Lane. Follow this road across Breach Hill common until you reach a grass triangle. Treating the triangle as a roundabout take the third exit and follow this road up hill past the church. Shortly after the church there is a fork - take the left turn and follow this road, which bends to the right, past the village hall. Shortly after this the road bends left and Berryfield House can be found on the left hand side.
