Full description

Tenure: Freehold

Wonderful clifftop setting for a charming house and cottage with grounds and around 300 feet of direct water frontage.

Bosca is set in a cliff-top position with panoramic views over the
Atlantic. To the east, Cudden Point is a dramatic granite outcrop, whilst to the south and west the views are astonishing. The cliffs drop away to the Atlantic to give dramatic views of the sea, which are particularly striking at sunset. The house is flanked to the east and west by farmland, without any impingement on the outlook.

Bosca is on the outskirts of Perranuthnoe, a picturesque village with a church and classic granite cottages beside a wonderful beach on the east side of Mount's Bay. A 12th Century inn provides a focal point for the local community and there are two cafés. The village is a short drive from the A30, allowing swift and convenient road access.

The stretch of coast around Perranuthnoe takes in some of the
county's best beaches, including Praa Sands and Loe Bar, the
traditional fishing villages of Mousehole and Porthleven, as well as the historic port of Penzance, with St Michael's Mount sitting just offshore. The coastline is made up of wide beaches and dramatic granite cliffs, and it is no coincidence that so many of Cornwall's finest artists have based themselves around its westernmost peninsula.

Penzance Station provides direct trains to London Paddington
and is less than six miles away, and the town is host to several
well-regarded restaurants and art galleries, whilst the Filmhouse
in Newlyn has proved a huge success with the local community
and beyond. A few miles in the opposite direction, Porthleven has emerged as a culinary hotspot, with several highly-regarded local restaurants taking advantage of the outstanding local produce and drawing in food-lovers from far and wide.

Bosca is designed to take full advantage of its wonderful position, with almost every room having sea views. The main living room has a picture window facing south to the Atlantic and is warmed by a woodburner. Insulated curtains allow the room to be used as an open-plan reception room, or closed off to provide a comfortable and snug sitting room.

The kitchen has been painstakingly refurbished, with bespoke
iroko and granite surfaces, a wealth of custom-built storage, and a wonderful view across sloping fields towards Perranuthnoe village, taking in the sea to the west. Between the kitchen and living room a sun room provides light and a wonderful place to admire the view, opening onto a small terrace on the seaward side of the house.

The dining room faces east, with country and sea views, opening into the study and outside to the grounds. The ground floor also includes a large bedroom suite, with a dressing room and ensuite bathroom.

The master bedroom on the first floor has an ensuite shower room and a pitched roof framing French windows looking out to the sea. These open to a deep roof terrace with jaw-dropping views, particularly to the south and west. Two further bedrooms and a family shower room are accessed from the central landing.

The detached cottage is set behind the main house with views across fields to the sea and parking for two cars. Set over two floors, there are two bedrooms, a shower room, a kitchen opening to the dining area, and an open-plan sitting area. A studio attached to the cottage would suit an artist but could be converted to a comfortable study or home office, while a private garden is separated from the main grounds by a high hedge and faces south-west.

Bosca sits in a plot of around two acres including a meadow, surrounded by hedges on three sides and the Atlantic on the
other. A gated private drive leads to the main house and parking for several cars, continuing on to the cottage. The drive is flanked by well-stocked herbaceous borders to create a natural boundary. The grounds extend to mean high water giving the house extensive sea frontage. In the easternmost corner of the meadow a small terrace traps the evening sun and takes in the view.

Square Footage: 2,225 sq ft
Acreage: 2 Acres

Travelling west on the A30, shortly after passing through Crowlas, take the first exit at Newton Roundabout on to the
A394 signposted to Helston. After around half a mile, turn right immediately after Dynasty restaurant on the right side of the road. Follow the road down to Perranuthnoe, continuing through the village until the small car park on your left. Take the left immediately after the car park and drive down the country lane, staying right twice. The gate for Bosca is a few hundred metres down the lane.
