An unusual opportunity to purchase a detached two double bedroomed cottage. Property comprises a lounge with wood burning stove, open plan kitchen/dining room, entrance porch, ground floor shower room, enclosed gardens front and rear and garage with off road parking in front.

Curlew Cottage is located just off the centre of the village along Vicarage Terrace providing a beautiful aspect to the front over Constantine Church.

The Parish of Constantine is one of the largest in Cornwall. It stretches from the granite ridge of Carmenellis in the north to the banks of the Helford River in the south. Employment over the centuries has centred on the river, farming and granite quarries. Now with very little quarrying done, and no schooners and barques using the river, tourism is very important, with lots of vessels enjoying the river with its beautiful creeks and small beaches. Walkers, garden lovers and golfers all recharge their batteries in this lovely area.

The Parish consists of Constantine village, and the hamlets of Port Navas (home of the Duchy Oyster Fishery) and Seworgan. Constantine’s Fore Street is made up of traditional granite cottages, with a 13th Century Parish Church, and a 19th Century Methodist Chapel which has now become a unique arts centre and museum known as the Tolmen Centre.

The village also has a Silver band and a Male Voice Choir, as well as Garden, Art and Agricultural Societies. Within the village there is a Spar grocers and a Post Office & General Store with very large off-licence (including 500 different whiskies). There is also a Craft Gallery with a local Information Centre and Internet access. There are Doctor’s and Dentist’s surgeries; a village pub (The Queens Arms), and a Social Club. Just outside the village, a fifteen minute footpath stroll away, is the Trengilly Wartha Inn, which was awarded “Pub of the Year” in 1998 and ’99, with real ales; an excellent restaurant, and bar food. The village is served with regular bus services to Helston and Falmouth (both about 7 miles away) and Truro (14 miles).

Falmouth is a bustling harbourside town growing in reputation as one of the most desirable places to live in the whole of the UK. The centre boasts a profusion of high quality independent shops nestled between high street stores, galleries, cafes and restaurants. Henry VIII's Pendennis Castle marks the entrance to what is the world's third deepest natural harbour and is now home to the National Maritime Museum.

The colourful harbour plays host to many sailing events and transatlantic races including the Tall Ships race. Falmouth's renowned seafront is within a short ten minute walk and is home to Gyllyngvase's blue flag beach and popular café. Falmouth is now a University town, expanded from the original Art School along Woodlane. There is a popular primary school within a five minute walk whilst Falmouth secondary school can be found within a mile along Trescobeas Road. The Dell railway station is located within a five minute walk which is a branch line providing access onto the neighbouring town of Penryn (University Campus) and onto Truro where it links with the national rail network.

Having undergone much internal refurbishment by the current vendor, the property now boasts a bespoke kitchen, wooden flooring with some slate tiling and much of the internal joinery is a credit to the current vendor, with an attractive wooden open tread staircase to the first floor and various built-in shelving.

It offers two good sized bedrooms, one of which has an adjoining room currently used as a third bedroom but with potential to create an en-suite (subject to the necessary building regulations etc).
