Keepers Cottage has its origins as a tied dwelling on the surrounding landed estate. As nearby Plymouth grew the estate diminished but the cottage still stands in delightful rural surrounding s in a valley of farmland running down toward the conservation area village of Tamerton Foliot. The cottage is situated off a no through road running along the valley and whilst the immediate surroundings remain completely rural the property is only 2 miles from Derriford Hospital and 6 miles from the city centre.
Tamerton Folit itself is beside the confluence of the Tamar and Tavy Estuaries with opportunities for boating, wildlife watching and walking. It has local amenities including a late opening, 7-day a week post office with general store. In addition there is a primary school and doctor’s surgery, three pubs and an active church with a church hall attached, hosting a wide variety of activities for people of all ages. The village has an annual carnival and village fete and the annual music festival - ‘Foli-Fest’.
Keepers Cottage is a traditional listed cottage that has been enlarged with a striking contrasting contemporary single storey extension standing in a large garden plot. It was originally designed by the nationally important architect Willian Curtis Green in the Vernacular Revival style in 1936 and then extended in 2011.
The original cottage was constructed to a high standard with attractive steeply pitched slate roof under comfortable rendered walls with granite detailing. Inside period detailing includes fireplaces, flooring, door and window furniture and joinery all of which has been improved with modern decoration.
The contrasting extension is of a thoroughly contemporary style with much use of glass to bring in plenty of light creating open spaces for living. The kitchen dining room faces out across the valley, whilst the living room opens out through wide sliding doors onto a delightfully sheltered south facing terrace.
The extension has been designed to have high eco credentials with high standards of insulation, air source heating, PV cells on the roof, low energy lighting, private water and foul drainage.
The gardens surround the house on all sides and are bounded by a variety of Devon banks, laid hedges and a stream. There are a variety of mature trees which frame distant views over the surrounding countryside. The huge boulders framing the stream and borders were all discovered during the building of the extension.
The gardens have been landscaped into a series of outdoor ‘rooms’ surrounded by stone walling. The living room leads out to a private and secluded area of south-facing decking which is a perfect sun-trap and has inset external lights. Beyond this is an area of stone terrace with beautiful views over the valley ideal for evening barbeques and external dining. There is a small orchard area of fruit trees and the borders have been planted with a variety of tropical and indigenous herbaceous and perennial planting. To the front of the house there is a large area of flat lawn.
The gravel driveway, off Coombe Lane, has a field gate with pedestrian access. There is ample parking for 6/7 cars. Coombe Lane is an adopted road and is well maintained.
