Full description

A beautiful and charming detached country cottage situated on the south westerly slopes of Dartmoor with 0.4 of an acre of garden. EPC Band F.

Situation - Located in a prominent position at the southern foothills of the Dartmoor National Park, in a rural location and close to the pretty South Hams village of Cornwood. Cornwood is a wonderful and thriving village, with a great pub, primary school, church, shop and lies on a bus route. There is also a visiting post office three times a week.

Description - High Torr is a delightful detached four bedroom country home representing a rural idyll. A well laid out Cottage converted from three former farm labourer's cottages in the 1960's and now a glorious family home nestling neatly in almost half an acre of formal gardens and grounds. The elevated setting allows far reaching views with a wonderful vista. Traditionally laid out over two levels with a surprising degree of lateral space and storage, the house itself extends to almost 2500 square feet of beautifully presented accommodation over two levels, there is a double garage under a pitched slate roof with power and lighting.

Accommodation - There is ample parking in front of the double garage leading to the front door of the property. Crossing the threshold, you are warmly welcomed by a long and spacious entrance hall, with double height ceilings that lead you to the reception accommodation. The sitting room is a well-proportioned, open room with a stone faced fire place. There are alcoves and exposed wooden beams with beautiful views and access to the garden. The formal dining room can easily accommodate seating for eight when entertaining, with a woodburner and a stable door leading in to the south facing conservatory to take advantage of the magnificent views.
The bespoke farm house style kitchen is the heart of this family home, which also leads from the dining room. It has an oil fired Aga as the focal point with plenty of room for a breakfast table and boasts a walk in larder. At the far end of the house at the rear of the kitchen, there is a useful utility room plumbed for white goods and sink. It also has access to the garden and hobby/studio room with patio double doors.
Two staircases lined with book shelves lead up to the east and west wings. The east wing dating back from 1827 has a single bedroom/office. There is a good size double bedroom with a feature fire place and exposed beams, built in wardrobes and a recently renovated shower room.
From the west wing there are stairs leading to a landing with a walk in airing cupboard and a family bathroom. This follows on to bedroom three with a built in wardrobe. The Master bedroom has a large dressing room with vanity unit and plenty of storage including built in wardrobes.

Garden And Grounds - The gardens are a delight with a combination of Rhododendrons, Azaleas, camellias and hydrangeas to name a few and a mixture of cooking and eating apple trees. The orchard would make a fantastic vegetable patch with room for chickens. The grounds extend to 0.402 of an acre, and are extremely private, sloping gently to the south. Interestingly in the south western corner is a granite tor from which the Hamlet gains its name. Below the conservatory is a level terraced area, perfect for alfresco dining.

Directions - Leaving the A38 at Lee Mill, follow the sign for Cornwood, and passing the Tesco Superstore on the right hand side. Continue along this road for approximately 3 miles and in the village centre, turn right signed for Harford. Proceed along this road leaving the village and passing over the ancient Vicarage Bridge. Continue up the hill take the next turning left and the property will be found immediately on the left hand side.
