“Our family have lived here for 40 years, as this has been a perfect location and the house has been both a home and a business. In 2015 we revamped the whole house to create the semi-detached house. Now the front door opens onto a spacious hall. This opens onto bedroom five, which has a large en suite shower room. There is a new double glazed window to the front, which means that road noise is significantly reduced. On the left there is a sitting room with a new double glazed bay window which overlooks trees. The sitting room leads into the kitchen/garden room which has a lovely vista out into the garden. We have put in a new, sleek kitchen with cream cabinets, red tiling and induction hob with extractor over, built in double ovens, dishwasher and fridge freezer. There are coloured lights set under the cupboards which produce a dramatic effect. It is a very light bright room and opens out onto the garden room which has a skylight and glazed patio doors leading onto the rear garden. The dining room, across the hall, seats eight comfortably round the table, and has a window to the side and french windows which also open out onto the rear garden. We replaced the boiler in 2015 and put in a new Worcester unit in the hall at the back of the house. There is also a cloakroom under the stairs which has been recently retiled. The layout of the ground floor is very flexible: the bedroom, dining room and en-suite have their own access from outside and this could be made into a self-contained flat subject to the relevant consents, or a business could operate from there. We applied for planning permission to extend the dining room at one point, this lapsed earlier this year, but could be reapplied for should a future owner wish to extend.”

On the right hand side there is the master bedroom with new windows, and bedroom three which both have ‘Jack and Jill’ access into a modern bathroom with a separate bath and walk in shower. There is another double at the back which has views over the garden and an en-suite shower room. The fourth bedroom is at the front and currently used as a home office. All three bedrooms except the master benefit from eaves storage. We also have a boarded loft with light.”

At the front of the house there is a pillared entrance, shared entrance with a tarmac drive leading up to the property to the right hand side. There is parking here for up to eight cars.”

“In Bathford, there is an ‘outstanding’ (Ofsted) primary school, a community café, shop and post office. There is an active community, with lots going on in the parish rooms such as plays and flower shows. We can walk from our house to the Crown Pub which has excellent food. In Batheaston, also within walking distance, the Fat Friar has superb fish and chips and the George and Dragon is worth a visit. Batheaston has a surgery, dentist, chemist, veterinary practice, post office, café and general convenience store. There are lovely walks round here, you can walk in Bathampton and go along the canal. Bath city centre has a huge range of unique shops, bars, restaurants, as well as galleries and museums. There are transport links to London from junction 18 of the M4 or by rail from Bath Spa railway station to London Paddington (approximately 90 minutes). This has been an excellent location, with so much to offer, but now we are looking to downsize.”
