SERVICES:
We believe there is a three phase electricity supply connected to the property. We believe that mains water is available in the locality but interested parties are advised to make their own enquiries. We do not believe that mains gas is available. THE BARNS:
The barns are currently comprised of a range of mixed age and types of agricultural buildings. The majority of which would be demolished with the exception of the main brick Grade II Listed barn at the centre of the existing range. Those elements which are demolished would make way for a further extension to be added on the north side of the Listed barn as per the Planning Permission.

The central barn to be retained measures 4.89m x 12.48m (gross internal measurements) of brick construction, timber rafters with asbestos sheet clad roof.

Additional barns of brick, steel portal frame and sheet asbestos clad are to be demolished to leave the central barn as described above. We believe there may be a limited amount of broken corrugated sheet asbestos within the yard area and more detail can be given upon viewing.

THE GROUNDS:
The extent of the property offered For Sale is shown on the plan included in these Particulars outlined in red (for identification purposes only). The site extends in total to 4.35 acres or thereabouts. It is a requirement of the Planning Consent that a new drive would have to be constructed in accordance with the conditions stated in the Planning Consent immediately to the east of the existing driveway. On the east side of this proposed drive, is an arable field which is currently cropped but offers the potential to create a paddock extending to 3.73 acres or thereabouts. The land extends in an easterly direction up to the railway line with the road forming the southern boundary and a hedge/dyke forming the northern boundary. The boundaries/extent of the yard are currently being offered For Sale with the barns on the norther and western sides are defined by the dykes. The southern boundary is delineated by the existing barn wall which will be lowered as part of the consents to form a garden wall and there is a fencing obligation on the purchaser to fence across the yard to form the southern boundary within these Particulars with a 1.2m Post and Rail fence within 2 months of completion of the sale and to plant a Native hedgerow between the same points within six months of completion of the sale (subject to all necessary planning consents being complied with).

RIGHTS OF DRAINAGE:
The vendors will reserve the right for the existing rain water drainage to continue to run in a northerly direction from the north eastern corner of Panton House across the yard and into the dyke on the north side of the barns.
