A rare and important example of Modern Movement architecture, Overshot was designed by much-celebrated architects Godfrey Samuel and Valentine Harding in 1937, founding members of the Tecton Group. The grade II-listed detached house is surrounded by a peaceful south-facing garden and situated at the end of Badger Lane, a private road just to the south of Oxford’s city centre.

Overshot was Samuel and Harding’s last house, and marks a move away from the white-cube Modernism of the era. According to Historic England’s listing, awarded to the house in 2000: “The house perfectly reflects the movement away from exposed reinforced concrete and flat roofs in favour of expressing the same tenets of simple elevations and functional planning using more traditional materials”. The house was included in the later edition of FRS Yorke’s important book The Modern House, first published in 1934.

The house was commissioned by notable Art Historian Sir Ellis Waterhouse, designed for his mother following the sale of the family home known as Shotover. Waterhouse and his wife Helen moved into the house when they retired in the 1970s. This is only the second time that the house will have been sold since its construction in 1937.

The house is orientated north-south and arranged in an L-shape. The principal rooms on both the upper and lower levels face south with views over the garden. The library, the favourite and most impressive of all the rooms, was designed to accommodate the Waterhouse’s extensive collection of books, whilst engaging with the garden. Original filing cabinets and purpose-built drawers, created for glass photographic plates, are still in place, as are the timber-framed windows that slide open above a deep wooden sill.

The entrance hall runs along the north side and faces the large driveway through a striking length of fenestration with a wooden lattice framework.

Next to the library is a separate dining room, accessed through double pocket doors, that has access to a south-facing terrace. A fitted cupboard functions as a hatch to the kitchen (originally the pantry), the design for which is attributed to one of Samuel’s contemporaries, Elizabeth Benjamin, with whom he worked on a project in south-west London.

The kitchen and pantry were combined to create a single room in the 1970s. In 2013 the current owners installed a Bulthaup kitchen whilst carefully maintaining the original fitted cupboards and tiling. Beyond the kitchen are the staff quarters, now occupied by a study, separate WC, a backdoor to the east-facing area of garden, and the garage. Also on the ground floor is a boot room, wine store and second cloakroom.

Upstairs, overlooking the south-facing garden, there are three bedrooms and a sitting room (or extra bedroom) that opens onto a balcony. The sliding bedroom windows can be covered by louvred wooden shutters that filter the sunlight on warmer days. The east-west elevation contains the fifth bedroom, a recently installed self-contained kitchen, and a bathroom with separate WC.

In the 1970s a second storey was added to the garage in the form of a book-stacked timber structure with tall glazed sections on both sides. This high-ceilinged room, with reinforced floor, provided Waterhouse with full-height archive storage, which the current owners use as a store room.

The house is surrounded by a mature lawned garden that adjoins Bagley Wood along the southern border, delineated by a line of trees. Residents of Badger Lane are able to walk in these private woods belonging to St. John’s College, subject to obtaining a permit.

Overshot lies just under three miles to the south of Oxford between Boars Hill and Hinksey Hill, which are amongst the most sought-after residential areas close to Oxford city centre. The house is roughly equidistant between Oxford and Abingdon. Oxford’s cultural offering requires no introduction, whilst for day-to-day needs there is a Waitrose in Abingdon and a Sainsbury’s in nearby Heyford Hill (approx. 1.5 miles). Kennington village, which can be reached by walking through the woods, has a doctors’ surgery, a chemist, Co-op and post office.

The schools are a major draw to the area including Magdalen College School, Oxford High School, Abingdon, Headington, St. Helens & St. Katharine’s, St. Edwards, Radley, Chandlings, the Dragon, the Manor and Summerfields.

Bus stops for school buses are a few minutes’ walk away on Hinksey Hill. Route 10, operated by the Oxford Schools Bus Partnership (OSBP), goes to North Oxford Schools, and the Joint Bus runs into Abingdon serving a number of Abingdon’s prep and senior schools.

Road links are excellent via the A34 and the Oxford ring road, providing access to the M4 and M40. There is a choice for the London commute by train; from the new Oxford Parkway station into Marylebone, or from Oxford Station or Didcot Parkway into Paddington (approx. journey time of around 1 hour). There are two excellent coach services into London, Oxford Tube and X90, which run at regular intervals 24 hours per day. The Airline coaches also provide a regular service to Heathrow or Gatwick.
