Tenure: Freehold

A mid-18th century Grade II listed coach house of local stone with large red brick walled former kitchen gardens in the small parish of Stoke. Sympathetic restorations bring elegant style to the fore over two floors with opulent rooms and fine detail. Three or four bedrooms, fine principle rooms, stunning living kitchen and luxury bathrooms. Swimming pool, formal gardens, garage and paddock. There are fabulous distant views over the Derwent towards Chatsworth House.

This Grade II listed former Coach House circa 1757 lies in the parish of Stoke and formally of the Grade II *(star) listed Palladian stately mansion, Stoke Hall with its Georgian symmetrical disposition and notable architect James Paine. Listed in the doomsday book, Stoke was first occupied in 1204. Residents include William Cavendish the 1st Duke of Newcastle.

GROUND FLOOR Six panelled door opens through a smooth stone recess with shallow overlights revealing the reception hall, glazed to the rear where the eye is drawn through into the courtyard while stairs gently ascend to the upper floor and its principle reception rooms. From the hall, a duel aspect morning room/bedroom four with period fireplace, an inner hallway off which are two lovely bedrooms and a luxurious Victoria and Albert bathroom and w/c with volcanic bath.

FIRST FLOOR This with more spectacular views of the parish and beyond begins with a light and spacious gallery landing to an impressive bespoke living kitchen tailored to suit contemporary lifestyles with soft tones of Silver Birch and Manor House Grey contrasting with granite and with appliances discreetly hidden. A large island has substantial beams over, glaz-ing bar sashes show lovely views from a room fit for a comfortable family gathering. Drawing room with shuttered windows to each side while an oval window within in the gable lifts the eye to substantial exposed timbered king truss and purlins. A tranquil Master bedroom and vaulted shower room w/c.

GARDENS AND PADDOCK A sweeping gravel drive comes to a head by the house where there is plenty of parking flanked by formal lawns and screened by mature native trees. The garage is integrated for convenience. To the rear a sheltered terrace banked by shrubbery beds and with outbuildings. Red brick walled gardens offer seclusion, they adjoin grazing land and as they gently rise a magnificent view is revealed South, along the River Derwent and East to Froggatt Edge where summer sunsets can be adored. A large open pool framed by stone terraces is heated to extend the summer entertaining. Paddock is adjacent to the gardens.

DIRECTIONS From Bakewell take the A619 north eastwards to Baslow. At Baslow take the A623 north west signposted Chapel-en-le-Frith. After about 2 miles at Calver, turn right at the crossroads onto the A625 towards Froggatt, proceed straight ahead for approximately 0.7 miles and the entrance will be found on the left-hand side shortly after the brow of the hill.

From Sheffield travel to the South West on Ecclesall Road, continue on the A625 and A6187 via Fox House, turning left onto B6521 passing Longshaw Hall for a few miles into Grindleford Village over The River Derwent on Main Road in the direction of Calver. Stoke lies mid-way and where the road dips turn right onto the sweeping drive opposite Stoke Hall.
