Full description

***£225,000-£250,000*** A rare opportunity to acquire a PLOT of ANCIENT WOODLAND, thought to be just under 25 ACRES (tbv), nestled within the countryside near to the popular town of Uckfield. Butchers wood is an area of significant HISTORICAL IMPORTANCE. The vendor informs us that remains of habitation from the Mesolithic period have been discovered by archaeologists, dating back some 17,500 years. Due to this find the area was checked for other evidence and sandstone blocks were discovered thought to be connected to medieval times. This lovely woodland comprises a large variety of different trees species, including but not limited to Birch, Beech, Oak, Yew, Chestnut, Cherry and Holly. The owners inform us that the woodland has not been harvested and there is a substantial amount of timber to be felled. A log store awaits in preparation for this enterprise.

Agents Notes
Please note that these details have been prepared in good faith as a general guide but do not constitute representations of fact or form and do not form part of any offer or contract. The matters referred to in these particulars should be independently verified by prospective buyers, including the acreage which we state is approximate. Any verbal statements or information given about this land should not be relied on and should not form part of a contract or agreement to purchase. Neither Foresters, nor any of their employees or agents have any authority to make or give any representation or warranty in relation to this woodland.

Directions
Butchers wood is reached from the undesignated road that runs between Uckfield (Church Street/Rocks Lane) and Shortbridge (Peacock Inn). The entrance is 100m west of the bridge over the A22 Uckfield By-Pass. There is no access from the A22 By-Pass.

The post code of the property opposite the woodland is TN22 3PT for direction purposes only

Environment
In addition to the variety of trees, we are informed that there is a healthy presence of wildlife in the wood. Deer, Badger, Fox, Squirrel, Dormouse, Rabbit, Woodpecker Woodcock, Pheasant, Snipe and birds of prey have all been spotted in the area. Marking part of the boundary from West to North is Shortbridge Stream which is fed from nearby Abbey"s lake, it is thought the stream also contains Trout.

It is easy to gain access from Rocks Road and drive on a track into the centre of the woods, it then opens to a clearing which can be enjoyed for a variety of purposes. It is regularly used for camping, although there are no utilities currently on site.

Butchers wood represents an opportunity for someone looking to invest in a diverse conservation area, or as an investment to mature with time.
