Situation - The property occupies a delightful setting within Exmoor National Park and is accessed via a quiet country lane on the outskirts of the village of Dunster. At the foot of Grabbist Hill, with easy access onto the moor, the house and gardens enjoy lovely views over the Bristol Channel and the West Somerset Steam Railway in the distance.

The medieval town of Dunster (1 mile) is set around the National Trust Castle and is famous for it's octagonal yarn market and range of independent shops. The Victorian seaside town of Minehead (1 mile) offers a range of shopping, banks, a hospital, a farmers market every Friday and leisure facilities. Taunton (22 miles) is the county town of Somerset and has a good range of shopping facilities including a farmers market, and is home to Somerset County Cricket Club and Taunton Racecourse. There are excellent state and private schools, including Queens College, Taunton School, Kings College and Kings Hall. Other well-known schools in the area include Millfield, Wellington and Blundells.

The M5 motorway can be joined at Tiverton (J27), Taunton (J25) and Bridgwater (Junctions 24 & 23) providing easy access to Exeter, Bristol, The Midlands and London (via the M4). Taunton has a mainline rail station with trains to London Paddington. Exeter airport (44 miles) and Bristol airport (50 miles) offer international flights.
