DESCRIPTION Clarendon House is an incredibly impressive, converted Grade II Listed Georgian mansion house that has played an important role in the city's/countries heritage. For example, in World War II the building was designated the headquarters of the Polish military between 1940 and 1945 and converted into its current use as exclusive apartments approximately 17 years ago by Drew Calder, who converted other similar buildings about the city around that time. It enjoys an enviably convenient location. Within walking distance of the many amenities of Stoke Village and the variety of alternative amenities in Albert Road itself, the beautiful parkland areas of Devonport Park which includes one of the city's most popular, children's play parks is also within a 5 minute walk of Clarendon House. Both the main building and the tenement building are accessed via spacious, impressive reception foyers.

The apartment is a well appointed and situated on the first floor. The building is approached via a grand Entrance Hall; with intercom entry system and stairs and a lift leading to the first floor. An original front door leads into the private Entrance Hall; spotlights, moulded ceiling and wall mounted thermostat. A door leads through to the spacious, double aspect Lounge/Dining Room; three large sash windows, two to the front elevation and one to the side, moulded ceiling, spotlights, original recessed storage alcove and a doorway leading to the fitted Kitchen; comprising a matching range of base and eye level storage cupboards with post formed and roll top work surfaces, integral fridge freezer, dishwasher, electric cooker, four burner gas hob, filter canopy, plumbing for a washing machine, sink drainer unit with mixer tap, a sash window to the front elevation, tiled splashbacks, vinyl tiled floor, spotlights and a moulded ceiling. From the lounge/diner a doorway leads to the Study; sash window to the side elevation, spotlights and a moulded ceiling.

From the main hallway a doorway leads to Bedroom One; a spacious double with a sash window to the front elevation, moulded ceiling, inset spotlights, a large fitted wardrobe storage cupboard, boiler cupboard with a gas fired combination boiler, large over-head storage. The Bathroom has been upgraded in recent years with a modern white three piece suite comprising a pedestal wash hand basin with a mixer tap, low level w.c, panel enclosed bath with a telephone style shower mixer tap, folding glass screen, tiled splashbacks, vinyl tiled floor, inset spotlights and extractor.

Externally, to the rear of the building there is a large resident's carpark which allows you to park one car with additional visitor parking. The carpark itself is accessed via secure double opening gates that are operated by an entry fob system, bin area, private mail box and well tended gardens.

The property is held on a Leasehold basis with approximately 981 years remaining.

An internal viewing is highly recommended to truly appreciate this fantastic home.

STOKE Also referred to by its earlier name of Stoke Damerel, which is a parish, that was once part of historical Devonport. In 1914, Devonport and Plymouth amalgamated with Stonehouse: the new town took the name of Plymouth. Since the amalgamation Stoke has been an inner suburb of Plymouth.

Stoke is now densely built up with houses and apartments, dating back to late Georgian, with a predominance of early Victorian, Edwardian and fewer, 1930s homes. Bisected by the main railway line from Paddington to Penzance. The parish church is notable not only for its evolving architecture, but also its contents and historical connections. The area has been prosperous for several hundred years, and there are some distinguished private houses (several of which feature in Nikolaus Pevsner's book - "The Buildings of South Devon".) There are many examples of properties designed by famed Georgian architect Foulston, within the suburb.

Stoke Damerel and Stuart Road Primary Schools educates pupils of ages 4–11, whilst secondary school children may attend Stoke Community College and is the home of Devonport High School for Boys Grammar School and Devonport Services Rugby Club. Flanked by Central park, Victoria Park and Devonport Park, there are acres of leisure space on the doorstep, with Plymouth Argyle Football Club and the Plymouth Life Centre, both considered to be within walking distance. Plymouth City Centre, is approximately one and a half miles away.

PLYMOUTH Plymouth is a city with one of the largest natural harbours in the world. To the north is the Dartmoor National Park extending to over 300 square miles which provides excellent recreational facilities. Plymouth itself has a population of well over 250,000 and has a full range of shopping, educational and sporting facilities. There is a mainline train service to London Paddington and to Penzance in Cornwall. Brittany Ferries operates seasonal services from Plymouth to France and northern Spain.
