Property Description

Full description

Tenure: Freehold

Representing a fine example of early Modernism, this striking grade II-listed detached house was designed by the much-revered architect partnership of Connell, Ward and Lucas. Built in 1934, the four-bedroom house is located along one of Hayling Island’s quiet residential roads, with panoramic sea views of Langstone Harbour from every level of the property and surrounded by a large private garden.

The house is fronted by secure gates that access an expansive driveway, beyond which is a south-facing terrace designed to catch the afternoon sun. The house takes on an attractive L-shape, rendered in bright white and punctured with monochrome windows, cutting a fine silhouette against the landscape.

The ground-floor plan is open and light, accommodating a large reception room to the front, and a dining area and separate kitchen, linked by a wide hall. An opening beneath the stairs leads to an integrated garage via a utility room. A second, larger terrace adjoins the back of the house, beyond which is the rear garden.

An elegant staircase wraps back on itself in accessing the first floor, where there are four bedrooms, a separate dressing room and two bathrooms. One of the larger bedrooms, at the building’s most westerly point, has a semi-segregated area ideal for a dressing table or desk, and a small south-facing balcony.

A second staircase rises to a rooftop room designed to access the wonderful roof terrace, an expansive area that is fitted with extraordinary cantilevered concrete awnings that frame the far-reaching views in all directions.

The house has been maintained with great thought and sensitivity over the years. Crucially, the current owner has replaced the original windows with high-quality steel frames with double glazed panes. Internally, the floors are laid with beautiful Italian marble with underfloor heating.

Hayling Island is very special area of coastline positioned between Chichester Harbour and Langstone Harbour on the south coast. The island rose in popularity through the 1930s, following a period of intensive seaside development that made the most of the island’s five-mile coastline. As Pevsner describes in his guide to Hampshire and the Isle of Wight ‘it’s a place to which people come in the hope of carefree holidays’. To this day, there remain a number of excellent yacht clubs and sports clubs that make the area perennially popular with sailors and windsurfers, kitesurfers and other holidaymakers.

There are some excellent Blue Flag beaches just 10-minutes walk from the house. There is also a four-mile coastal path (formally a railway track for a steam train known as the ‘Hayling Billy’) which runs along the Western coast of the Island used for hiking, horse riding and cycling.

The island has some good facilities of its own, including local shops and schools, and is connected to the mainland by road, via a bridge built in the early 19th Century, and ferry services to Portsmouth. Train services to Waterloo (1 hour 20 minutes) and Victoria run regularly from nearby Havant Station (approximately five miles). The A3 and the M27 are easily accessible, for road access towards London, and nearby Portsmouth and Southampton.
