Impressive former manse in secluded position on edge of conservation village and well placed for both commuter and village amenities

Prestonpans railway station 1.5 miles, Haddington 8 miles, Edinburgh City Centre 11.5 miles, North Berwick 14 miles

East Lothian, with its excellent transport links into Edinburgh and long sandy beaches, has become one of Scotland's most desirable places to live. It is also an area of historic significance with many ancient monuments, historic houses and castles. Furthermore there is superb amenity amongst the towns and villages. Famed for its golf courses, it has been host to The Open and many other international golfing events, and now it is becoming increasingly well known for cycle routes as a regular feature on the Tour of Britain route.

The commuter village of Tranent is conveniently located just off the A1, approximately 11.5 miles east of Edinburgh city centre, giving it good access to the towns and villages of East Lothian and beyond. The train station at Prestonpans (1.5 miles) gives very fast access to Edinburgh city centre and to North Berwick (14 miles) while Dunbar (19 miles) is on the London main line.

The village of Tranent, supplemented by the nearby conurbations of Haddington and Musselburgh, provides a range of services, supermarkets, independent high street retailers and sports centre with swimming pool. The town also has state primary and secondary schools. There is private schooling locally at The Compass in Haddington (primary), Loretto in Musselburgh and Belhaven Hill (preparatory) in Dunbar, with a wider choice being offered in Edinburgh, many of which provide direct bus services from East Lothian.

The Old Manse is an impressive stone building under a slate roof. Although it has been extended many times, it is known to date from the 1600s. The accommodation extends over three floors and has been comprehensively upgraded in recent years although many original period features remain including ornate plasterwork, working shutters and fireplaces. Within the most recent renovations the plumbing and wiring have been upgraded. Furthermore, there is Category 5e, speaker and CT100 TV cabling throughout, and the sash windows have all been overhauled and draught proofed.

The main entrance leads through a vestibule into a reception hall. To the left a single storey, Victorian extension currently accommodates the formal dining room which has an open fire and Edinburgh press, and the study which has a woodburner set into the fireplace and an excellent loft store above accessed by a Ramsay ladder. This wing could be adapted to become a self contained home office or annexe.

An inner hall has a stone staircase sweeping up to the first floor and opens to the playroom, cloak room and spectacular open plan sitting room and kitchen. This room is superbly designed for modern family living. The sitting room area has a large woodburner and looks out over the garden with a link door through to the playroom. The kitchen has been well thought out and has a phenomenal amount of cupboard space as well as a central island and dining table. There is a two oven Alpha range cooker supplemented by integrated microwave and grill and induction hob. There is also a dishwasher.

The back door to the house opens into a boot room providing a good store for outdoor clothing. The utility is also located off the kitchen and as well as having plenty of storage has space for a washing machine, tumble dryer and additional fridge freezers.

The bright drawing room, with lovely outlook over the garden and beautiful cornice work, is located on the first floor. It also has an open fire set beneath a marble mantelpiece with an Art Deco tiled surround. A cloakroom with WC is conveniently positioned next to the drawing room off the hall.

As the stairs sweep up to the first floor a small half landing leads to a mezzanine level which is occupied by the master bedroom. This is a spacious room with both en suite shower room and large walk in wardrobe. A second bedroom, with en suite bathroom, is located on the first floor. The three further bedrooms are on the second floor and share a family bathroom, with both bath and shower cubicle, and dressing room, which could be a useful sixth bedroom.

The Old Manse is approached through a stone pillared entrance. The asphalt driveway leads to a turning and parking area close to the main entrance to the house.

The house sits within a garden of approximately ¾ acre bounded by a stone wall and granted privacy by a number of spectacular mature trees. There is a climbing frame on the extensive lawn and a trampoline sits above the orchard which, together with the kitchen garden, occupies the steeper part of the garden and has a mix of mature and young fruit trees. The kitchen garden has large growing beds bordered by paths.
