Set in a semi-rural location, a short drive of Hartfield Village and enjoying lovely, far reaching views over rolling Sussex countryside, Bolebrook Wood Farm is a charming period family home together with extensive stabling and outbuildings. Originally constructed to serve as the coach house and stables to the nearby historic Bolebrook Castle, the house is believed to have been constructed in the early twentieth century and has distinctive external elevations of red brick, part timber clad with multi pane windows under a pitched tiled roof and a clock at first floor level. Internally the accommodation is arranged over two floors and provides three reception rooms together with a large kitchen/breakfast room and domestic offices on the ground floor with four bedrooms - one with an en suite bathroom - and a shower room on the first level.
Bolebrook Wood Farm occupies an enviable position a short drive north of the picturesque village of Hartfield, which has local shops and hostelries and is famous for being the setting of the fictional 100 Acre Wood in the Winnie the Pooh stories. The historic Royal Spa town of Tunbridge Wells is about 8 miles away with its excellent range of shops, department stores, restaurants, bars and coffee shops. East Grinstead is just over 6.5 miles and also has an excellent range of facilities. Both towns have fast rail links to London in under an hour. The surrounding area has lovely countryside ideal for walking and riding with various areas of outstanding natural beauty.
There are various educational choices in both the state and private sectors, at primary and secondary levels including Holmewood House Prep School in Langton Green, Hartfield Primary School, Brambletye Prep School in East Grinstead and Ashdown House at Forest Row.
The house sits at the head of a courtyard and has stables adjoining it to both sides. To the rear are pleasant, part walled gardens which were formerly the kitchen gardens to the castle and are laid to lawn with terracing, herbaceous borders, mature trees and shrubs. Detached from the house adjoining a large office/studio is a two bedroom cottage with reception room, kitchen/dining room, ground floor shower room and first floor bathroom.
At present the property is arranged for equestrian use with various areas of stabling and barns. The paddocks are all fenced and have a water supply connected. Approximately thirty acres is given over to lovely dappled woodland - some of it designated as ancient woodland - with a variety of trees and flora including marvellous carpets of spring flowering bulbs and a natural spring. The land rises to the north allowing for some stunning, panoramic views.
The first mention of Bolebroke was apparently in 1272, when records of John de la Lynde's death showed he had previously paid a rent of 10 shillings yearly for it. It was subsequently in the ownership of a number of illustrious families, including the Dukes of Dorset, the Earls of Thanet and the Sackville family. Although unsubstantiated, it is reputed locally to have been used by Henry VIII as a hunting lodge, perhaps because of its proximity to Anne Boleyn's home at Hever Castle. By coincidence, it was also one of the filming locations for 'The Other Boleyn Girl', a film directed by Justin Chadwick in 2008.
