The Land - This is a prime paddock of 2.72 Acres (1.1 HECTARES) to be sold with vacant possession.
It has been used continuously for equine purposes and now has a certificate of Lawful Use for this purpose dated the 16th May 2017.
The paddock will be sold with vacant possession and the existing temporary buildings will be removed (we understand they are available by separate negotiation).
Location - The paddock is situated in a picturesque location within easy reach of concentrated urban developments as well as open farmland. The market town of Keynsham is nearby whilst the cities of Bath and Bristol are within easy travelling distance.
The Opportunity - This is an exceptional paddock with a Certificate of Lawful Use to include grazing, jumping, stabling and cutting of hay. (Certificate of Lawfulness of Existing Use). Buyer's Premium - Please be aware all purchasers are subject to a £750 + VAT (£900 inc VAT) buyer's premium which is ALWAYS payable upon exchange of contracts whether the sale is concluded before, during or after the auction date.
Guide Price - An indication of the seller's current minimum acceptable price at auction.
